Job description

Finance Manager / Senior Finance Manager

One of Malaysia's leading and respected property brands with businesses in property development and management.

1. Financial Planning & Budgeting

Lead the preparation and consolidation of annual budgets and long-term financial forecasts for property development projects and group operations.

Analyze budget-to-actual variances, identify key cost drivers, and recommend corrective actions.

Provide strategic financial input on project feasibility studies, investment proposals, and land acquisition plans.

Monitor project cash flows and financing needs, ensuring sufficient funding for ongoing and future development phases.

Oversee timely preparation of monthly, quarterly, and annual financial statements for management and statutory reporting.

Maintain the full set of accounts, including project accounting and progress billing.

Ensure compliance with applicable accounting standards, tax laws, and regulatory guidelines related to the property sector.

Coordinate tax planning strategies, transfer pricing documentation, and tax submissions.

Liaise with auditors, tax consultants, financial institutions, and relevant regulatory bodies

Implement robust cost tracking and reporting mechanisms for project development costs

Conduct risk assessments on financial exposures, contract terms, and project profitability.

Ensure prudent financial management, cash flow monitoring, and debt servicing.

Develop and enforce internal controls and financial SOPs to ensure asset protection and regulatory compliance.

    • Work closely with project, sales, and legal teams to align financial operations with business needs and development timelines.

    • Support senior management with ad hoc financial analysis, scenario modeling, and board reporting.

    Required Qualifications and Skills
    • Bachelor’s Degree or Diploma in Accounting, Finance, or a related discipline.

    • Professional certification (e.g., ACCA, CPA, MIA) is an added advantage.

    • Minimum 5 years of relevant experience, preferably in property development, construction, or real estate.

    • Strong knowledge of project accounting, development cost control, and industry-specific regulatory requirements.

    • Proficient in accounting systems and Microsoft Excel; experience with project costing software is beneficial.
