Job summary

A leading company in retail is seeking a Property Management Executive to oversee renewal and expansion efforts. The role involves negotiating tenancy agreements, managing relationships with landlords, and ensuring compliance with internal processes. Candidates should have relevant experience in leasing and be proficient in Mandarin, English, and Bahasa Malaysia.

Qualifications

  • 1 to 3 years relevant experience in business expansion or renewal.
  • Proven experience with leasing renewal or relevant property developer experience.
  • Proficient in Mandarin, English & Bahasa Malaysia.

Responsibilities

  • Manage renewal agreements and negotiations with landlords.
  • Identify and secure new potential locations for expansion.
  • Coordinate with legal and finance departments on tenancy documents.

Job description

Job Descriptions:

Renewal

  • Renewal Management and ensure that renewal letters/tenancy agreements are duly signed within the stipulated time frame.
  • Negotiation with landlords on the renewals, closure, change of ownership, and operational matters.
  • Utilization of Property Management System.
  • Coordination with the Legal Department (internal) on the negotiation and finalizing of the terms and conditions of tenancy documents with landlords.
  • Coordination with the Finance Department (internal) on deposits, rents and related payments, and the management of payment data.
  • Timely and accurate data entry and maintenance of master tenancy and rental database.
  • Any other ad-hoc duties as assigned by superior.

Expansion

  • Identifying, proposing and securing new potential location/site in Malaysia.
  • Conducting end-to-end negotiations with developers, landlords, and property agents to finalize new store agreements.
  • Planning and scheduling timely site visits to evaluate potential locations.
  • Work closely with other departments on the administration, fit-out and preparation of legal documents.
  • Ensuring that the department monthly KPIs (store opening, store sales) are achieved.
  • Establish, maintain, and develop strong rapport with landlords and agents.

Requirements:

  • Candidate must possess at least a Diploma / Degree in any field of studies.
  • At least 1 to 3 years relevant experience in business expansion or renewal related.
  • Proven experience with Leasing renewal or relevant with Property Developer / Retailer companies.
  • Proficient in Mandarin (Spoken) will be prioritized.
  • Proficient in English & Bahasa Malaysia (Spoken & Written).
  • Good computer skills (Microsoft Office) will be an added advantage.
  • Good negotiation and analytical skills.
