1. Manage, monitor & supervise the operations team workforce. Review the competency of the operations team yearly.

2. Ensure vendor completes the 52-week maintenance schedule as planned, including preventive work (PM) and corrective work (CM), ensuring safety and efficiency.

3. Attend monthly meetings, evaluate vendor performance, ensure submission of monthly reports, and measure vendor KPIs.

4. Responsible for compliance with country regulations (e.g., Fire Extinguisher, Fire Certificate) and maintaining certifications such as ISO 27001, 9001, ISO 14001, and ISO 45001, including identifying gaps and closing audit/non-compliance findings.

5. Support the business development team with technical assessments, scoping, pricing, and recommendations for self-perform opportunities.

6. Keep track of all service contracts awarded to contractors for building services, pest control, cleaning, etc.

7. Address tenant complaints related to building maintenance, resolving issues promptly and professionally.

8. Handle work orders, close tickets after resolution, conduct daily site walks, and rectify findings.

9. Responsible for both soft and hard services, including cleaning, pest control, data centre cleaning, security, landscaping, and pantry services.

10. Prepare work schedules for handyman and landscaper on a weekly or monthly basis.

11. Assist or assign team members to contractors on-site.

12. Assist in applying for access permits for contractors.

REQUIREMENTS

  • Candidate must possess at least a Diploma, Bachelor's Degree, or higher in any field.
  • At least 3-5 years of relevant work experience.
  • Languages: Mandarin and English.
  • Handling clients from China.
  • Preferably with experience in Facilities, Building, or Property Management.
  • Skills: Confidence, perseverance, excellent interpersonal skills, a pleasant attitude, self-motivation, and passion.
