Understand the contract documents and follow the operating procedures of the PSK implementation that have been set.
Responsible for the satisfied maintenance and services of facilities as stated in contracts which is the Facility Engineering Maintenance Services (FEMS) and Cleansing Services (CLS).
Monitoring, managing and maintaining monthly maintenance such as Planned Preventive Maintenance (PPM), Corrective Maintenance (CM) and small repair work carried out by subordinates, supervisors and caretakers in accordance with the timetable and satisfaction of the users.
Responsible for ensuring the systems and equipment available such as Civil, Electrical System and Mechanical System including Fire Fighting System are in perfect condition and usable.
Responsible to ensure all consumables and spareparts are adequate for the building.
Responsible to monitor Ground Maintenance activities run smoothly and according PPM frequency as stated in contract.
Ensuring that any delayed work and the latest work can be completed within the period given.
Responsible for ensuring all assets were tag after Planned Prevantive Maintenance (PPM) work done.
To assists Facilities Manager (FM)plan a schedule of Planned Prevantive Maintenance (PPM) work and update records that have been implemented as planned.
To assists Facilities Manager (FM) to prepare and updateCSIPas contained in contract documents.
Need to ensure that the building is in good condition so that Non Compliant Report (NCR) and Critical Issue (CI) are not charge/fine and if imposed it must be completed within the specified time period.
To assists Facilities Manager (FM) to prepared a Condition Appraisal (CA) for any condition of engineering system, facilities and recommend disposal, upgrading or replacements.
To asists Facilities Manager (FM) to make an assessment on the assets that are to be BER (Beyond Economic Repair)
Liaising with client , subcon and suppliers.
AssistFacilities Manager (FM) to prepare the Payment Assessment Report (PAR)
Involved in operation audits, internal meetings, training and Testing & Commissioning.
