Job description

We are looking for a proactive and experienced Building Manager to oversee the daily operations and administration of Pelita Indah Condominium. This role is responsible for ensuring the smooth operation, maintenance, and compliance of the property in line with the Strata Management Act 757, by-laws, and local regulations.

Key Responsibilities:
  1. Oversee all day-to-day building operations: maintenance, security, housekeeping, landscaping, pest control, car park, and waste management.
  2. Conduct routine building inspections and provide reports with recommendations for rectification or improvement.
  3. Monitor and report on monthly collections and manage the building’s operational budget.
  4. Handle resident feedback, complaints, payments, and inquiries professionally.
  5. Ensure residents and tenants adhere to the House Rules & Regulations.
  6. Assist and advise the Joint Management Body (JMB) or Management Corporation (MC) on all administrative and statutory matters.
  7. Plan and conduct Annual General Meetings (AGMs), Extraordinary General Meetings (EGMs), and other MC/JMB meetings, including preparing notices, attendance lists, and meeting minutes.
  8. Liaise with service providers, contractors, auditors, solicitors, and government authorities (e.g., COB, TNB, SAJ, TM).
  9. Monitor service provider performance according to contracts.
  10. Maintain accurate strata roll records and all statutory documents, architectural and M&E drawings.
  11. Coordinate legal documentation in consultation with the appointed lawyers.
Qualifications and Skills:
  1. Diploma or Degree in Property Management or a related field.
  2. Minimum 3 years of experience in property/building management.
  3. Sound knowledge of Strata Management Act 757, local property laws, and building by-laws.
  4. Strong leadership, organizational, communication, and problem-solving skills.
  5. Proficient in Microsoft Office (Excel, Word, PowerPoint).
  6. Fluent in Bahasa Malaysia and English (written and spoken).
