Responsibilities:
- Define and implement operational standards and procedures to optimize investment costs, store interiors, facilities, and layouts for new and existing stores.
- Take ownership of the financial performance and operational efficiency of store development projects.
- Use advanced catchment analysis and analogues approaches to identify optimal locations aligned with the company’s business model.
- Develop and execute strategic plans for store network expansion, focusing on locations that maximize growth and profitability.
Data Collection and Analysis:
- Collect, analyze, and interpret data on competitors, infrastructure, demographics, and SWOT factors to evaluate and recommend the best sites for store development.
- Assess the potential impact of new site proposals on existing operations and overall business performance.
Customer and Market Insights:
- Analyze customer behavior and ensure properties meet evolving needs.
- Provide actionable insights into property initiatives that align with future business strategies.
Competitive Intelligence and Strategy:
- Share key insights and make data accessible to support strategies that protect market position.
- Monitor competitors, economic trends, and other factors to identify new growth opportunities.
Risk Management:
- Identify potential risks impacting business performance and implement proactive mitigation measures.
Lease Negotiations and Property Evaluation:
- Lead negotiations on store size, location, and lease terms for optimal outcomes.
- Evaluate properties through trade area surveys and develop profitability plans for investments.
Performance and Trading Insights:
- Provide data-driven insights to inform development strategies and enhance store performance.
- Review trading data to refine plans and improve long-term results.
Cross-functional Collaboration:
- Collaborate with stakeholders to innovate and improve property development strategies.
- Serve as a key liaison in executing store opening contracts, including their conclusion and revision.
Qualifications and Skills:
- Proven experience in retail property development and management, especially site selection, market analysis, and lease negotiation.
- Advanced analytical skills with expertise in financial modeling, trade area surveys, and catchment analysis.
- Strong leadership and project management skills, with experience leading cross-functional initiatives.
- Excellent communication and negotiation skills for stakeholder engagement.
- Ability to identify risks, analyze trends, and deliver actionable insights to drive success.
