Leasing Manager - Based in AEON Mall Bukit Mertajam (Northern)

Responsible for all leasing matters in the Northern region for retail lots within the complex/properties, ensuring the achievement of the group’s budgeted rental income.

Manage strategy planning, lease negotiations, prepare monthly leasing reports, and analyze market performance.

Optimize occupancy rates for the entire Northern region AEON Mall.

Ensure successful leasing of retail, F&B services, etc., aligning with the commercial terms set in the leasing budget.

Maintain strong relationships with tenants to facilitate their concepts as part of management or master strategy.

Lead the entire Leasing Department and guide team members in tenancy negotiations and closing leasing transactions.

Work closely with the Headquarter office, including HQ Leasing team, Finance, Legal, Operations, M&E, and Fit-Out departments, to ensure tenant compliance with mall standards.

Monitor rental income collection from tenants.

Analyze tenant mix periodically and take necessary actions to improve it when needed.

Requirements:

• Candidate must possess a Bachelor Degree in a related field or equivalent.
• Minimum of 5 years’ experience in mall leasing.
• Proficient in leasing terms negotiation.
• Experience dealing with a wide range of tenants such as retail and F&B.
• Possess strong networks and ability to build rapport with tenants.
• Good interpersonal skills, negotiation, presentation, and communication skills.
• Responsible, high integrity, dynamic, and resourceful.
• An analytical mind with problem-solving skills.
• Driven and comfortable working in an agile/entrepreneurial environment.
• Willing to travel frequently across the region, including Bukit Mertajam, Perak, and to AEON HQ in Kuala Lumpur.
