A leading company in Malaysia is seeking a Building Manager to oversee the daily management of their Mall & Complexes. Responsibilities include leasing, building operations, and compliance with regulations, requiring experience in property management. The ideal candidate will possess excellent negotiation and communication skills, drive for results, and a relevant educational background.

Review the facilities management programs and developments to ensure the Mall & Complexes perform at an optimum level.
Oversee the daily management of the Mall in areas of lots/units leasing, building operations, maintenance, housekeeping, securities, and promotional activities.
Analysed and understand Profit and Loss statements to maximize income and minimize unnecessary operational costs.
Lead and advice Leasing Department personnel securing new potential tenants to have a good retail trade mix in Mall & Complexes to increase occupancy rates and revenue.
Lead and guide Marketing Departments in finding new and profitable business modules or events for Mall & Complexes or Company to increase sales revenue and crowds.
Ensure the Government Regulation requirement for the complex such as Strata Management Act 2013 (Act 757) & Regulation, etc has complied.
To brief the Audit Committee during the Yearly Audit Committee Meeting on the Internal Audit Report and latest financial performance as well as the business direction for the Complex.
To manage, supervise and monitor maintenance department i.e M&E, Building and conduct regular meeting and briefing with maintenance team on operational matter/issues.
To plan and implement proper and effective preventive maintenance programmes for all M&E services and building works.
Optimizing operational cost and liaise with local authorities where necessary. Correspondence and compliance with the requirement of regulatory authorities such as TNB, JKKP and etc.
To oversee all renovation works and ensure all services contracts are carried out on schedule and in accordance with contract agreement.
Train maintenance staffs to work safety in accordance with I.E.E Regulation, Akta Bekalan Electric and Fire Prevention Procedures.
Maintain good rapport with parcel owners and merchants/tenants to ensure prompt response to merchants/tenants complaint, suggestion, opinion and etc.
Requirements:
A Professional Certificate, Diploma, Bachelor’s Degree in Business Studies, Marketing, Property Development / Real Estate Management or equivalent.
Minimum 2-5 year (s) of working experience in the related field is required for the position.
Good interpersonal and communication skills with pleasant personality.
Excellent negotiation skills and sound knowledge of the Complex/Mall/Retail industry.
Self-motivated and able to work under pressure with tight deadline.
