A residential management company in Kuala Lumpur seeks a Maintenance Technician to conduct regular inspections and preventive maintenance on electrical and HVAC systems. Responsibilities
- Maintenance & Repairs: Perform regular preventive maintenance on electrical systems (lighting, panels, switches) and HVAC systems (air conditioning, ventilation); take meter readings daily; troubleshoot and repair faulty equipment or fixtures promptly.
- Building Facilities Monitoring: Conduct daily inspections of common areas (lobbies, hallways, car parks), elevators/lifts, water tanks and pumps, generators and backup power systems; ensure equipment is running smoothly and safely; maintain logs of repair works completed and equipment inspections; report major issues or hazards to the Building Manager or Management Office.
- Contractor Supervision & Support: Assist external vendors or contractors during servicing works; monitor third-party work to ensure quality and safety standards are met.
- Safety & Compliance: Ensure compliance with safety regulations (e.g., JKKP, Bomba requirements); attend to emergency issues (power trips, leaks, fire alarms); support fire drills and other safety procedures.
- Resident Support: Respond to resident maintenance requests or complaints (as directed by management); communicate courteously and professionally with residents and staff.
- General Upkeep: Assist with basic handyman tasks: changing light bulbs; replacing door handles or locks; minor painting or patchwork.
Typical Requirements
- Technical certificate or diploma in electrical, mechanical, or building services.
- Hands-on experience in facilities or property maintenance.
- Basic knowledge of M&E systems.
- Ability to work independently and in a team.
- Willingness to be on standby or work shifts, including weekends (if needed).
