Job summary

Sunway Property is seeking a seasoned Finance Manager to oversee financial reporting, budgeting, cash flow management and governance across multiple entities.

You will lead a finance team, ensure compliance with accounting standards and SST, liaise with banks, auditors and tax agents, and provide insights to support strategic decision-making.

Qualifications

• Degree in Accounting or ACCA/equivalent required.
• 5–7 years in finance/accounting; property industry experience a plus.
• Hands-on experience with monthly accounts, financial statements, cash flow planning, and tax filings.
• Experience managing multiple entities and liaising with banks, auditors, and tax agents.
• Strong understanding of accounting standards, tax regulations, and compliance; proficient in Excel and reporting tools.
• Detail-oriented, results-driven, with strong communication and a learning mindset.

Responsibilities

• Review monthly accounts prepared by shared services; resolve discrepancies and ensure timely reporting.
• Lead annual budgeting and forecasts; monitor performance and analyse variances.
• Monitor cash position, plan loan drawdowns/repayments; manage covenants and banking relations.
• Lead preparation of annual financial statements for external audit; ensure timely SST filings.
• Provide cash flow projections and financial analysis to support financing and investment decisions.
• Strengthen internal controls and reconciliations to reduce risk and improve accuracy.
• Lead the finance team and collaborate with other departments and partner companies.
• Support governance and regulatory compliance; assist in board updates.

Job description

• Financial Reporting & Oversight — Review monthly accounts prepared by the shared services team, resolve discrepancies, and ensure accurate, timely reporting in line with accounting standards and company policy.
• Budgeting & Performance Analysis — Lead the annual budgeting process and periodic forecasts, monitor financial performance, and analyse variances to support management decision-making.
• Cash Flow & Treasury Management — Monitor the company's cash position, plan loan drawdowns and repayments, and manage loan covenants and banking relationships.
• Audit & Tax Compliance — Lead preparation of annual financial statements for external audit and ensure timely, accurate tax filings (including SST), liaising directly with auditors and tax agents.
• Investment & Financing Support — Prepare cash flow projections and financial analysis to support financing and investment decisions.
• Internal Controls — Strengthen internal processes, including account reconciliations, to reduce risk and improve accuracy.
• Team Leadership & Cross-Functional Collaboration — Manage and develop the finance team, review their work, and collaborate with other departments and partner companies to ensure smooth operations.
• Governance & Regulatory Compliance — Ensure adherence to internal procedures and statutory requirements; support preparation and presentation of financial updates for board meetings.

Key Requirements

• Degree in Accounting, ACCA, or an equivalent professional qualification.
• 5–7 years of experience in finance or accounting, with property industry experience an added advantage.
• Hands-on experience preparing monthly accounts and financial statements, including cash flow planning and tax filing.
• Experience managing multiple companies or entities concurrently, and comfortable liaising directly with banks, auditors, lawyers, and tax agents.
• Strong understanding of accounting standards, tax regulations, and compliance requirements, with proficiency in Microsoft Excel and financial reporting tools.
• Detail-oriented and results-driven, with strong communication skills and a continuous-learning mindset.
