1. Facilities Management of Company’s Property and Residential Projects Common Areas and Facilities

Oversee maintenance of Company’s Property and Residential Projects common areas.

Supervise contractors, service providers, and suppliers.

Ensure safety and functionality of facilities and equipment.

2. Administration and Compliance

Maintain records (meeting minutes, financial reports, property documents).

Ensure compliance with the Strata Management Ordinance 2019 (specific to Sarawak) and other relevant local laws.

Assist in forming and registering the Residential Association or Joint Management Body (JMB).

Facilitate the handover of responsibilities and accounts to the JMB/Management Corporation (MC).

Work closely with the Account Department to:

  • Develop and manage annual budgets for maintenance and operations.
  • Issue and collect maintenance fees, sinking funds, and other charges.
  • Monitor expenses to ensure budget adherence and cost optimization.
  • Prepare financial statements and reports for stakeholders.
4. Communication and Relationship Management

Act as a liaison between the developer, residents, and JMB.

Organize and attend meetings with residents and stakeholders.

Address residents’ feedback and resolve disputes or complaints.

Ensure smooth communication during the transition period.

5. Risk and Emergency Management

Implement safety, security, and emergency procedures.

Maintain insurance coverage for common areas and facilities.

Respond to emergencies and coordinate with relevant authorities in Sarawak when necessary.

6. Handover and Transition Activities

Manage defect liability inspections and rectifications during the Defects Liability Period (DLP).

Oversee the handover of documents, accounts, and common areas to the JMB.

Provide guidance to the JMB on operational, financial, and legal matters.

Job Requirements:

  • Degree/Diploma in property management, real estate, business administration, or a related field.
  • Minimum 5 years in property management, preferably with strata-titled properties.
  • Familiarity with the Strata Management Ordinance 2019, Sarawak Building Ordinance, and other property-related regulations in Sarawak.
  • Leadership and communication skills.
  • Budgeting and financial management proficiency.
  • Problem-solving and conflict resolution abilities.
  • Competency in property management software and tools.
