Assistant Manager, Design (Residential High Rise)

Successful candidates will lead & manage design processes emphasizing iconic design and sustainability. You will be supported by 2 teams of architects. Designs mainly revolve around residential high rise of GDV above RM318million as well as opportunity to be part of our 1st project of GDV of RM1billion plus.

Key Responsibilities and Accountabilities

Design Development:

1. Assist in creating and implementing design strategies for high-rise residential projects, ensuring alignment with market trends and project objectives.
2. Assist in preparing design briefs, specifications, and presentation materials.
3. Review and provide feedback on architectural and interior design proposal & drawings.
4. Ensure seamless integration of architectural, structure, MEP and landscape elements.

Project Management:

1. Monitor design deliverables and timelines to ensure projects stay on schedule.
2. Coordinate between the design team and other departments (marketing, projects, cost & contract etc.) to align on project requirements.
3. Assist in managing budgets for design scopes and ensuring cost-effective solutions.

Quality Assurance:

1. Ensure that all design work meets company standards and regulatory requirements.
2. Review tender documents, specifications, and construction drawings.
3. Conduct site visits to verify that construction aligns with the approved design and resolve on-site design challenges.

Stakeholder Engagement:

1. Coordinate with consultants to ensure seamless integration of design elements.
2. Participate in design & project meetings, presenting updates and gathering feedback on design-related matters.
3. Participate in discussions with local authorities to facilitate necessary approvals for projects.

Market Research and Trends:

1. Conduct market research to stay updated on emerging design trends and innovative practices in residential development.
2. Contribute to implementing sustainable and energy-efficient design solutions.
3. Advocate for community-focused design principles in projects.

Key requirements:

1. Possess professional accreditation of at least LAM Part 2.
2. Minimum 5 years of Architecture practice and Design Management experience in architecture firm or property development company, with at least 2 years focused on residential high-rise projects.
3. Strong capability in handling multi-projects from inception to completion with minimum development value of RM300 million per project.
4. Adept knowledge in residential high-rise design principles, building codes and regulations.
5. Good understanding of property development lifecycle and foundational commercial concepts. Well-versed in current market exercise, forward thinking in future trends.
6. Ability to drive effective collaboration, problem solving and conflict resolution with internal and external parties. Effective stakeholders’ management skills.
7. Proficient in Microsoft Office (Word, Excel, PowerPoint and Outlook), AutoCAD, and Sketch Up. BIM & Photoshop skills will be an added advantage.
8. Must be willing to travel and mobilise between Sungai Petani (Kedah) and Kota Damansara (PJ).
