Une entreprise de premier plan recherche un responsable de la gestion des installations pour superviser l'équipe chargée de maintenir un environnement sûr et fonctionnel au centre commercial. Le candidat idéal doit avoir une formation en ingénierie électrique et plusieurs années d'expérience dans la gestion des opérations et de l'entretien des installations.

Qualifications

  • 3-5 ans d'expérience en gestion des installations ou opérations électriques.
  • Expérience en ajustement de locataire et en révision de dessins de conception.
  • Connaissance des lois de construction locales.

Responsibilities

  • Gérer les opérations de l'établissement et l'entretien des infrastructures.
  • Préparer des rapports KPI et analyser la consommation d'énergie.
  • Assurer le respect des réglementations et normes.

Job Description

The main goal of this position is to support the Facilities Management Manager in leading the team to provide a safe, functional, and well-managed Centre for co-workers, visitors, and customers. The role involves managing the built environment, including building facilities and the Centre, to support the core business. Responsibilities include planning, managing, and developing maintenance processes with a well-defined Safety & Security Manual (SSM); fostering business competence to create value; and developing leadership to grow the business aligned with our company culture and values.

Relationship Management:

  • Ensure a safe and energy-efficient environment supporting sustainable business development and operational excellence.
  • Maintain customer satisfaction through quality Facilities Management services and support programs, aiming to achieve the Tenant Satisfaction Index.

Compliance:

  • Ensure adherence to all legal requirements and Ikano Group standards.
  • Conduct compliance audits and establish metrics and trend reports.
  • Ensure building facilities comply with Malaysia Energy Commission regulations and the Electricity Supply Act 1990, including personnel competency requirements.
  • Liaise with utility providers and authorities such as MBPJ, KPDNHEP, BOMBA, TNB, DOSH, JKKP, and SURUHANJAYA TENAGA.
  • Ensure timely renewal of all licenses to maintain compliance.

Facilities Management:

  • Manage facility operations, energy consumption, and infrastructure maintenance for operational efficiency.
  • Develop maintenance plans and oversee preventative maintenance of Mechanical Electrical Plant (MEP) facilities.
  • Monitor condition-based maintenance and oversee tenant electrical design reviews for optimal performance.
  • Manage vendor audits and support electrical systems operations.

Strategies and Planning:

  • Meet or exceed KPIs, monitor progress, and implement action plans.
  • Assist in process improvements and SOP development to ensure compliance.
  • Support budget control for OPEX and CAPEX.
  • Identify and address compliance vulnerabilities with appropriate actions.
  • Investigate and resolve technical issues, developing solutions for operational problems.

Analytics and Administrative:

  • Prepare KPI reports, utilities analysis, and manage tender documentation.
  • Maintain equipment lists, SOPs, and vendor contracts.
  • Process invoices and prepare financial summaries.

Team Management:

  • Promote teamwork and supervise subordinate staff.
  • Be available for co-worker support and manage related matters.
  • Perform other duties as assigned.
Qualifications
  • Degree in engineering (preferably Electrical) from an accredited institution.
  • Competency certificate as wireman PW4 or higher from Suruhanjaya Tenaga is advantageous.
  • 3-5 years supervisory/management experience in facilities/property management or electrical operations.
  • Registered with Board of Engineer Malaysia (BEM).
  • Experience in tenant fit-out, construction, civil, and structural design review.
  • Knowledge of local building laws and project management.
  • Ability to interpret and review project drawings and ensure compliance.
