Job description

JOB SUMMARY

To conduct analyses, prepare working papers, and follow-up actions related to real estate investment proposals for the approval of EPF’s Management Investment Committee (MIC) and subsequent tabled for the approval of the Investment Panel, or to prepare rejection proposals for any real estate investment.

JOB RESPONSIBILITIES

  • Perform quantitative and qualitative due diligence and analysis on potential investments.
  • Process new real estate investment proposals received by the Global Real Estate Section by providing a summary and obtaining additional detailed facts for presentation at the EPF Management Investment Committee Meeting.
  • Further study real estate investment proposals approved by the Management Investment Committee.
  • Perform tasks related to producing investment proposals for approval, including:

i. Dealing with the proposal presenter to obtain and complete information for the EPF Investment Panel Meeting.

ii. Conducting financial analysis for inclusion in the Investment Working Paper.

iii. Providing suggested terms and conditions for consideration by the proposer.

iv. Preparing an offer acceptance letter for approved proposals.

v. Preparing an offer rejection letter for proposals not approved by the EPF Management Investment Committee or the Investment Panel.

vi. Preparing a memo to the Legal Department detailing terms and conditions for approved proposals to facilitate agreement documentation.

vii. Providing necessary information for investments requiring approval from the Minister of Finance, Central Bank (BNM), or Securities Commission (SC), where applicable.

viii. Reviewing draft agreements to ensure terms align with those approved by the EPF Investment Panel.

  • Supervise the payment process for finalized investment proposals and ensure payments are made according to the agreement terms.
  • Coordinate with relevant sections and parties for financing or refinancing facilities, if necessary.
  • Maintain good relationships with existing fund managers and asset managers.

QUALIFICATIONS

  • Malaysian Citizen.
  • Pass Malay Language including oral test at Sijil Pelajaran Malaysia (SPM) level or equivalent, as recognized by the Malaysian Government.
  • Possess a Bachelor’s Degree in Investment, Finance, Economics, Accounting, Actuarial Science, or relevant fields from recognized local or international universities.
  • At least five (5) years of experience in related fields.
  • Strong analytical skills, meticulous, and able to work independently.
  • Team player with excellent communication and interpersonal skills.
  • Results-oriented, proactive, resourceful, and able to work in a fast-paced environment.
  • Resilient and capable of delivering under pressure.
