Qualifications

• 10–15 years of surveying experience in construction projects.
• Proficient with total station, AutoCAD, GPS/GNSS.
• Diploma or Bachelor’s in Land Surveying/Geomatics.
• Proven track record of setting out multi-storey buildings and tolerance control.
• Native Arabic and professional English reading/writing/speaking.

Responsibilities

• Conduct site surveys and setting out across active projects; establish/maintain control points, grids, benchmarks and levels.
• Perform levelling, layout, boundary marking for foundations and structures.
• Operate and safeguard surveying instruments; report faults and service as needed.
• Prepare survey reports, as-built data, and control-point registers for each project.
• Coordinate with Site Engineers and design team to resolve discrepancies before construction.
• Verify measurements for progress billing and provide data for payments.
• Produce and update survey layouts and as-built information in AutoCAD; supply data for drawings.
• Plan and manage weekly schedule across sites with minimal supervision.

ABOUT US

Zaleej Real Estate Company (KSCC) is a Kuwait real estate company that manages a diversified portfolio of commercial and residential properties across Kuwait and delivers its own construction and development projects through an in-house Construction Projects Department.

ROLE OVERVIEW

The Surveyor owns the accuracy of all setting out and survey control across Zaleej’s active construction sites, from establishing site control and gridlines through to as-built verification and quantity checks. Working across several projects on a weekly schedule agreed with the Site Engineers, you make sure every element is built in the right place, at the right level, and within tolerance, and that measured quantities used for billing and subcontractor payments are correct. Success in the first 12 months: no setting-out errors reaching construction, survey records complete and retrievable for every project, and measured quantities accepted by consultants and subcontractors without dispute.

KEY RESPONSIBILITIES

• Conduct site surveys and setting out across all active projects: establish and maintain control points, gridlines, benchmarks, and levels in accordance with approved drawings, and protect them throughout construction.
• Perform levelling, layout, and boundary marking for excavation, foundations, columns, walls, slabs, and finishing works, and re-check positions and levels before concrete pours or before work is covered up.
• Operate, calibrate, and safeguard total stations, auto levels, GPS/GNSS, and other surveying instruments; report faults and arrange servicing so equipment is always ready for use.
• Prepare survey reports, as-built survey data, and control-point registers, and maintain accurate, up-to-date site survey records for each project.
• Coordinate with Site Engineers and the design team to identify and resolve discrepancies between drawings and site conditions before they affect the works, raising queries formally where needed.
• Verify measurements and quantities for progress billing and subcontractor works, and provide measured data to the Procurement and Contracts Engineer and project team for payment certification.
• Produce and update survey layouts and as-built information in AutoCAD, and supply the Draftsman with survey data for as-built drawings.
• Plan and manage your own weekly schedule across sites, prioritising critical setting-out activities so that no project is held up waiting for survey.
• Any other task as required by the management.

REQUIREMENTS

Essential (Must-Have)

• 10-15 years of surveying experience in construction, preferably on building or high-rise projects.
• Proficient with total station and AutoCAD; competent with auto level and GPS/GNSS equipment.
• Diploma or Bachelor’s degree in Land Surveying, Geomatics, or a related field.
• Proven track record of setting out multi-storey buildings, including verticality and tolerance control.
• Ability to work across several sites concurrently and manage your own schedule with minimal supervision.
• Native (mother-tongue) fluency in Arabic and full professional fluency in English — must read, write, and speak both.
• Transferable Article 18 residency (Kuwait).

Preferred (Nice-to-Have)

• Valid Kuwait driving license.
• Experience with Kuwait Municipality boundary and setting-out certification requirements.
• Quantity take-off and measurement experience for progress billing.
• Exposure to laser scanning, drone survey, or BIM-based setting out.
