1. JOB SUMMARY
The RBM- Housing Loan is responsible for the overall performance of the portfolio in his/her region in terms of results and targets set as well as for the correct implementation of the established operational procedure of the Housing loans program, encouraging and supervising the team’s productivity, thus achieving the pre-established monthly and yearly goals. Regular and continuous coordination and communication with other departments such as product, credit, operations, IT & HR are fundamental to ensure compliance with results, policies, and norms established as well as the development and adjustments of products, marketing strategies, procedures, and reporting tools.
2. PRIMARY RESPONSIBILITIES
Business
- Oversees the performance of the loans portfolio of his/her region by area and branch in terms of growth (amount and client base) and productivity (loans disbursed per month)
- Monitor for slippages and suggest alternate measures as required
- Developing objectives and strategies for the region that are required to set up Housing Loans Business
- Developing annual budgets for the region (for Housing loans) and ensuring that the same is implemented as approved
- Track the portfolio for growth & profitability (Numbers & Yield)
- Target to improve market share by New customer acquisition
- Ensure adequate marketing activities to build a Brand
- Ensure adequate number of leads for cross-sell of liability and/or Third Party Products
Customer
- Ensure customers are educated about all products/services offered by Ujjivan.
- Ensure lower customer attrition by providing different products as per customer requirement
- Resolving conflicts and negotiating with others by handling complaints, settling disputes, and resolving grievances maintain/improve SQ level
- Portfolio retention and cross-sell & up-sell product to the existing customers
- Adequate contact and monitoring of performance for Legal/Technical vendors
Internal process
- Track & Maintain the portfolio health – Quality underwriting & efficient collection management
- Ensure compliance with lending guidelines, quality framework, and audit requirements; ensure speedy resolution of any audit observations and take necessary steps to prevent recurrence audit and other regulations.
Learning & Performance
- Ensure that all members of his team are up to date on all relevant circulars and all products/services offered in the Branch
- Ensure adherence to training man-days/mandatory training programs for self and reportees
- Developing and building teams by building and nurturing mutual trust, respect and imparting trainings for their capability building
- Ensure goal-setting, mid-year review, and annual appraisal process within specified timelines for self and reportees
- Manage attrition of the team by implementing required retention measures

5. ROLE REQUIREMENTS
Desired Qualification:
Post Graduate in Business Administration, Finance or relevant post-graduation
Desired Experience:
8-10 years of experience as zonal/area or regional manager in NBFCs/Banks in Housing or SME Lending. At least 5 years experience in managing successful commercial teams of officers and Managers
6. FUNCTIONAL KNOWLEDGE AND SKILLS

- Ability to create teams and drive sales performance. Will be required to take complete ownership of housing loan at sub-regional level.
- Ability to engage with customers, colleagues & agencies providing valuation and legal opinion. Plan & execute Marketing and Sales promotion for Housing Loan.
- Characteristics of Entrepreneurial Behavior – Ability to plan, set goals, initiative, persistence, self-discipline, capacity to take risks, produce support networks and assess the market.
- In-depth knowledge of Secured lending – HL. LAP, Term lending
- In-depth understanding of nuances of Retail Lending business
