Kool Home Builders in Kochi, Kerala seeks a Quantity Surveyor with 3+ years of experience in tendering, estimation, and cost control for civil and structural works. You will develop BOQs, perform take-offs, coordinate with engineering and procurement teams, and support commercial evaluations throughout tender stages.

The role requires proficiency in AutoCAD and strong documentation, with effective communication in English. Immediate joining is preferred.

Qualifications

• Bachelor's degree in civil engineering is mandatory.

Responsabilités

• Tendering and cost estimation for civil and structural works.
• Prepare detailed cost estimates and BOQs from drawings and specs.
• Coordinate with engineering teams to resolve queries and align cost assumptions during tender.
• Support tender reviews, pricing strategy, and final tender submissions.
• Quantity take-offs from tender/IFC drawings using AutoCAD and manual methods.
• Prepare measurement sheets for concrete, reinforcement, steel, excavation and finishes.
• Review drawings for discrepancies and assess impact on quantities and cost.
• Prepare RFIs to subcontractors and suppliers and evaluate quotations.
• Monitor costs, budgets, variations, and cash-flow for projects.
• Review contracts for commercial risks and variations with Civil Construction Manager.
• Maintain records of measurements, variations, and approvals.
• Collaborate with site teams to ensure cost alignment with design intent.

• Tendering & Cost Estimation
• Prepare accurate and detailed cost estimates for civil and structural works related to electrical substation projects.
• Analyze tender drawings, specifications, and scope of work to identify cost drivers, risks, and assumptions.
• Develop BOQs, pricing schedules, and cost summaries in line with tender requirements.
• Coordinate with engineering disciplines to clarify scope, resolve technical queries, and align cost assumptions during the tender stage.
• Support the Civil Construction Manager during tender reviews, pricing strategy development, and final tenders’ submissions.
• Quantity Take-Off & Measurement
• Perform detailed quantity take-offs from tender and IFC drawings using AutoCAD and manual methods.
• Prepare measurement sheets for concrete, reinforcement, structural steel, excavation, backfilling, and architectural finishes.
• Review drawings for discrepancies, raise technical clarifications, and assess their impact on quantities and cost.
• Ensure quantity data is accurate, traceable, and properly documented.
• Subcontractor & Supplier Coordination
• Prepare and issue RFIs to subcontractors and suppliers in coordination with procurement and project teams.
• Conduct technical and commercial evaluation of received quotations to ensure full scope compliance.
• Support the Civil Construction Manager during subcontractor clarification meetings and commercial evaluations.
• Cost Control & Budget Management
• Support project teams in cost monitoring, budget tracking, and cash‑flow planning.
• Track approved variations and change orders from a cost‑control perspective.
• Support preparation and review of interim payment applications and final accounts.
• Contractual & Commercial Support
• Review tender and contract documents to identify commercial risks, exclusions, and opportunities.
• Support the Civil Construction Manager in negotiations related to variations, additional works, and commercial settlements.
• Maintain accurate records of measurements, variations, correspondence, and approvals.
• Coordination with Engineering & Site Teams
• Work closely with civil, structural, electrical, and project teams to ensure cost alignment with design intent.
• Provide commercial and cost input during design development, technical revisions, and value engineering exercises.
• Support coordination meetings related to commercial and scope matters.
• Documentation & Reporting
• Prepare cost reports, tender comparison statements, and commercial summaries.
• Maintain organized records of estimates, BOQs, subcontractor quotations, and approvals.
• Ensure compliance with company procedures, project controls, and audit requirements.
• Education: Bachelor’s degree in civil engineering (Mandatory)
