Sembcorp Industries Ltd. seeks a Senior Manager – Land & Legal Department to lead land acquisition and legal activities for renewable energy projects across India, ensuring clear title verification, regulatory approvals, contract management, and dispute resolution to support project development and execution.

Qualifications

• Bachelor’s degree in law (LL.B) mandatory.
• Master’s degree in law / MBA / PGDM / public administration preferred.
• Additional certifications in land laws, contract management, or renewable energy are an advantage.

Responsibilities

• Lead identification, evaluation, and acquisition of various land types for renewable energy projects.
• Conduct title due diligence, ownership verification, encumbrance assessment, and risk analysis.
• Manage execution and registration of sale deeds, lease deeds, easement/ RoW agreements, and related documents.
• Coordinate land surveys, boundary demarcation, mutation, and revenue record updates.
• Ensure land acquisition milestones meet project timelines and budgets.
• Build strong relationships with landowners, local stakeholders, and regulatory authorities.
• Provide legal support on project development, contracts, and statutory approvals.
• Draft, review, negotiate, and vet agreements, MOUs, NDAs, leases, and contracts.
• Ensure compliance with land, revenue, environmental, and regulatory laws.
• Liaise with government departments and district administrations.
• Manage land-related disputes, coordinate with external counsel, monitor cases.
• Develop risk mitigation strategies to minimize exposure.
• Represent the company before regulatory authorities and government departments.

Senior Manager – Land & Legal Department

Job Purpose

To lead land acquisition and legal activities for renewable energy projects across India, ensuring timely availability of land, clear title verification, regulatory compliance, government approvals, contract management, litigation handling, and resolution of land-related issues to support project development and execution.

Key Roles & Responsibilities

Land Acquisition

• Lead identification, evaluation, and acquisition of private, government, revenue, forest, and industrial land for Solar, Wind, Hybrid, BESS, Green Hydrogen, and Green Ammonia projects.
• Conduct land title due diligence, ownership verification, encumbrance assessment, and risk analysis.
• Manage execution and registration of Sale Deeds, Lease Deeds, Easement Agreements, Right of Way (RoW) agreements, and other land-related documents.
• Coordinate land surveys, boundary demarcation, mutation, and revenue record updates.
• Ensure land acquisition milestones are achieved within project timelines and budgets.
• Build and maintain strong relationships with landowners, local stakeholders, district administrations, and regulatory authorities.

Legal & Compliance

• Provide legal support on project development, land transactions, contracts, and statutory approvals.
• Draft, review, negotiate, and vet legal agreements, MOUs, NDAs, leases, and commercial contracts.
• Ensure compliance with applicable land, revenue, environmental, and regulatory laws.
• Liaise with government departments including Revenue, Forest, Industrial Development Authorities, Sub-Registrar Offices, Tehsil Offices, and District Administration.

Litigation & Dispute Management

• Manage land-related disputes, litigation, arbitration, and legal proceedings.
• Coordinate with external counsel, government authorities, and internal stakeholders for effective resolution of legal matters.
• Monitor legal cases related to land ownership, compensation, tenancy, RoW, and regulatory issues.
• Develop risk mitigation strategies to minimize legal and commercial exposure.

Stakeholder Management

• Engage with government agencies, local bodies, village panchayats, and project stakeholders.
• Represent the company before regulatory authorities and government departments.
• Facilitate approvals, permissions, and clearances required for project execution.

Reporting & Governance

• Prepare MIS reports and management dashboards on acquisition status, legal risks, litigation, and project progress.
• Support leadership in strategic land planning and project development initiatives.
• Ensure documentation and record management for all land and legal transactions.

Qualification

• Bachelor's Degree in Law (LL.B) mandatory.
• Master's Degree in Law / MBA / PGDM / Public Administration preferred.
• Additional certifications in Land Laws, Contract Management, or Renewable Energy will be an advantage.

Experience

• 12–18 years of relevant experience in Land Acquisition and Legal functions.
• Proven experience in Renewable Energy, Infrastructure, Power, Mining, Industrial Parks, Transmission, or Large-scale Project Development.
• Hands-on experience in land acquisition across multiple states in India.
