Job description
Manager is responsible for overseeing the technical operations and engineering functions across multiple sites while ensuring smooth transition and mobilization of new facilities. The role demands strong expertise in engineering systems, strategic planning, vendor management, and stakeholder coordination to deliver cost-effective, sustainable, and high-performing IFM services.

Job Description

Key Responsibilities:
Transition Management
  • Carry out the services transition process and HOTO process for client spaces, landlord, and operations.
  • Ensure service transition is planned and executed within schedule, budget, and scope. Develop transition plans including infrastructure/application support models and change management.
  • Lead the transition process for new client sites or portfolio expansions, including technical due diligence, risk assessment, and asset onboarding.
  • Develop detailed transition and mobilization plans, including asset verification, manpower planning, vendor onboarding, and system integration.
  • Coordinate with OEMs, project teams, procurement, and HR to ensure seamless mobilization with zero service disruption.
  • Establish baseline operations and initiate early-stage performance benchmarks.
Engineering Operations
  • Manage day-to-day operations of the multi-site, multi-service Integrated FM contract, including technical services.
  • Optimize the contract's financial performance, identifying areas for potential growth or efficiency savings.
  • Carry out technical audits across multiple sites in the South India region.
  • Support site teams and operations managers in the operation and maintenance of all MEP (Mechanical, Electrical, Plumbing), HVAC, and civil infrastructure.
  • Assist in ensuring high asset uptime and reliability of in-house/OEM service delivery teams for assets like chillers, transformers, HT/LT panels, UPS, BMS, and fire systems.
  • Implement robust preventive and predictive maintenance schedules and energy optimization strategies.
  • Drive compliance with statutory regulations, OEM standards, and internal SLAs/KPIs.
  • Develop and enforce policies, standards, and procedures for the engineering department.
  • Analyze the operation of site infrastructure systems, identify root causes of malfunctions, and take corrective actions.
  • Understand the engineering design and operational aspects of Base Building and Critical Support Systems.
  • Demonstrate proper use and care of tools, provide hands-on maintenance and troubleshooting training, and promote professionalism.
  • Participate in remodeling, new construction, and planning activities, managing construction and repair projects.
Project & Energy Management
  • Collaborate with clients on CapEx planning and execution of minor projects, retrofits, and asset replacements.
  • Identify and implement energy-saving initiatives and sustainability upgrades.
  • Support technical audits and provide solutions for extending asset lifecycle.
People & Vendor Management
  • Lead and mentor engineering teams across multiple locations.
  • Manage AMC contracts, SLAs, and vendor performance to ensure quality and timeliness.
  • Conduct training and technical upskilling for on-site teams.
Reporting & Compliance
  • Maintain dashboards and reports on Power BI for audits, maintenance, compliance, energy use, and incident trends.
  • Conduct root cause analysis for major incidents and recommend corrective actions.
  • Ensure compliance with ISO standards, health & safety, and environmental regulations.
