Responsibilities

Analyze and interpret entity, portfolio, and property-level financial data, including historical performance and forecasts, to support valuation and advisory engagements. Develop and review Argus Enterprise models and Excel-based valuation models for commercial real estate assets including office, industrial, retail, multifamily, hospitality, self-storage, medical office, senior housing, and data center properties. Conduct economic, market, industry, and property-level research to assess factors impacting real estate values and investment decisions. Utilize market research databases including CoStar, Green Street, RCA Analytics, REIS, and other industry resources to support valuation conclusions and market analyses. Develop, customize, and maintain valuation models using methodologies such as discounted cash flow, direct capitalization, sales comparison, and cost approaches. Perform purchase price allocation analyses under ASC 805 including valuation of tangibles and intangible components. Perform fair value analyses under ASC 820, including assessment of market participant assumptions, highest and best use considerations, and application of income, market, and cost approaches. Prepare and review valuation analyses, supporting workpapers, and client deliverables to ensure accuracy, consistency, and compliance with professional standards. Perform detailed reviews of third-party appraisals and valuation reports, evaluating assumptions, methodologies, discount rates, capitalization rates, terminal capitalization rates, market data, and compliance with applicable valuation standards and accounting guidance. Provide technical observations, recommendations, and audit support documentation to engagement teams. Review work performed by Associates, provide technical guidance and coaching, assist with onboarding and training initiatives, support quality control processes, and contribute to the professional development of junior team members. Stay current on valuation methodologies, accounting guidance, and real estate market trends through continuing education, professional development, and independent research. Prepare and review audit review memoranda, valuation reports, technical summaries, and client deliverables ensuring consistency between valuation models, supporting documentation, and final conclusions.

Qualifications

Bachelor's degree required. Minimum 3 years of experience in real estate valuation, appraisal, audit support reviews, financial reporting valuations, transaction advisory services, real estate consulting, or related valuation disciplines. Demonstrated analytical, problem-solving, organizational, interpersonal, project management, and communication skills required Ability to provide exceptional client service, demonstrate commitment to continuous learning, display appropriate ethical knowledge and commitment, and exhibit a sense of urgency and commitment to quality and the timely completion of duties Strong Microsoft Excel skills are required, along with preferred strong writing abilities and availability to travel for client-related work. Experience performing real estate valuations, appraisal reviews, audit support engagements, purchase price allocations, ASC 820 fair value analyses, or real estate advisory engagements preferred. Experience with Argus Enterprise, CoStar, and other commercial real estate research and valuation platforms preferred. Ability to develop, review, and analyze property-level cash flow models is highly desirable.
