Intellectual Capital HR Consulting Pvt. Ltd. is seeking an Associate (Real Estate Investments) to join Mumbai-based team. The role spans fundraising, deal sourcing, investment execution, and asset management, requiring strong financial modeling, diligence leadership, and the ability to manage multiple workstreams.

You will interact with developers, advisors, and investors; expected to present investment memoranda to committees and help build the live investment pipeline.

Qualifications

• MBA/CA/CFA preferred with 5–8 years of relevant experience in real estate private equity, investment banking, corporate finance, or consulting.
• Strong financial modeling, valuation, and analytical skills with advanced Excel and PowerPoint proficiency.
• Solid understanding of real estate transactions, structuring, and asset management.
• Excellent written and verbal communication skills, including presentation to senior stakeholders.
• Ability to take ownership, work independently, and manage multiple projects in a fast-paced environment.

Responsabilités

• Independently evaluate investment opportunities across land, development, and operating assets through detailed financial modeling, returns analysis, and scenario planning.
• Lead specific workstreams in due diligence by coordinating with consultants, advisors, and developers.
• Draft and present investment memoranda and recommendations to the Investment Committee.
• Proactively track market activity, cultivate deal flow, and maintain a live investment pipeline.
• Contribute to fundraising by preparing investor presentations and financial analyses.
• Liaise with family offices, HNIs, and distributors, addressing queries and supporting relationships.
• Monitor performance of portfolio assets, including leasing and project progress, and identify value-add opportunities.

Job Description Associate (Real Estate Investments)

Location: Mumbai

Reporting to: Vice President Real Estate

Role Summary

The Associate will be a core member of the Real Estate Investments team, working across fundraising, deal sourcing, investment execution, and asset management. This role demands strong analytical ability, transaction execution skills, and the ability to manage workstreams independently. The Associate will act as a bridge between senior leadership and junior analysts, while also engaging directly with external stakeholders such as developers, advisors, and investors.

Key Responsibilities

Investments & Transactions

• Independently evaluate investment opportunities across land, development, and operating assets through detailed financial modeling, returns analysis, and scenario planning.
• Lead specific workstreams in due diligence (financial, legal, technical) by coordinating with consultants, advisors, and developers.
• Draft and present investment memoranda and recommendations to the Investment Committee.
• Proactively track market activity, cultivate deal flow, and maintain a live investment pipeline.

Fundraising & Investor Relations

• Contribute to fundraising efforts by preparing investor presentations, financial analyses, and marketing materials.
• Liaise with family offices, HNIs, and distributors, addressing queries and supporting relationship-building.
• Ensure investor reporting and compliance requirements are met in coordination with internal teams.

Asset Management

• Monitor performance of portfolio assets, including leasing, project progress, and financial outcomes.
• Identify opportunities for asset monetisation, value-add initiatives, and operational improvements.
• Support management of JV partners, developers, and other stakeholders to ensure alignment and delivery.

Ideal Candidate Profile

• MBA/CA/CFA (preferred) with 58 years of relevant experience in real estate private equity, investment banking, corporate finance, or consulting.
• Strong financial modeling, valuation, and analytical skills with advanced Excel and PowerPoint proficiency.
• Solid understanding of real estate transactions, structuring, and asset management.
• Excellent written and verbal communication skills, including presentation to senior stakeholders.
• Ability to take ownership, work independently, and manage multiple projects in a fast-paced environment.
