Property Manager (Real Estate)

About the Role:

We are looking for a highly organized, detail-oriented Operations Manager based in India to support our regional managers and property management teams in the U.S. This role acts as a key support function, helping to monitor property performance, vendor coordination, expense tracking, and operational reporting.

Responsibilities:

• Tenant Relations:
  • Serve as the primary point of contact for tenants.
  • Handle tenant inquiries, requests, and complaints promptly and professionally via phone, email, and other communication channels.
  • Manage the leasing process, including application screening, lease preparation, and renewals.
  • Enforce lease terms and address violations.
  • Coordinate move-in and move-out procedures.
• Property Maintenance and Repairs:
  • Coordinate and schedule property maintenance and repairs with vendors and contractors in the US.
  • Obtain bids, negotiate contracts, and oversee the quality of work.
  • Ensure timely resolution of maintenance issues.
  • Conduct virtual property inspections and follow up on any identified issues.
• Financial Management:
  • Oversee rent collection processes and ensure timely payments.
  • Manage and track security deposits.
  • Assist in the preparation of property budgets and financial reports.
  • Process invoices and manage vendor payments.
  • Maintain accurate financial records.
• Administrative Tasks:
  • Maintain organized and up-to-date property files and records.
  • Prepare regular reports on property performance, occupancy rates, and maintenance activities.
  • Ensure compliance with US federal, state, and local property management regulations and fair housing laws.
  • Utilize property management software to manage property information, tenant communication, and financial transactions.
• Communication and Reporting:
  • Communicate effectively with the US client regarding property performance, tenant issues, and financial status.
  • Provide regular updates and reports as required.
  • Participate in virtual meetings with the client and other stakeholders.

Qualifications and Skills:

• Proven experience (minimum 5 years) as a Property Manager, preferably with exposure to the US real estate market or managing properties remotely for international clients.
• Strong understanding of property management principles, practices, and relevant US laws and regulations (familiarity with specific state laws will be an advantage).
• Excellent English communication skills, both written and verbal, with the ability to interact professionally with tenants, clients, and vendors in the US.
• Strong organizational and time-management skills with the ability to prioritize tasks and manage multiple properties effectively from a remote location.
• Proficiency in using property management software (AppFolio) and Microsoft Office Suite.
• Excellent problem-solving and decision-making abilities.
• Strong customer service orientation and ability to build positive relationships with tenants and clients.
• Ability to work independently and proactively with minimal supervision.
• A bachelor's degree in Business Administration is preferred but not mandatory with relevant experience.
• Willingness to work flexible hours to accommodate time zone differences with the US.
• Reliable high-speed internet connection and a suitable home office setup.
