We are looking for a highly experienced Legal Subject Matter Expert (SME) to lead and manage all legal aspects related to land acquisition, due diligence, documentation, and regulatory compliance. The role also includes overseeing customer-facing legal documentation to ensure seamless and compliant transactions.
Key Responsibilities
1. Land Due Diligence & Documentation
- Conduct comprehensive legal due diligence of land parcels including title verification, ownership history, encumbrance checks, and land use classification.
- Review, draft, and validate all land-related documents such as:
- Sale deeds
- Title deeds
- Agreements of Sale (land acquisition transactions)
- Development agreements
- Power of Attorney (PoA)
- Identify and mitigate legal risks associated with land acquisition.
2. Customer Agreements & Transactions
- Draft, review, and manage Agreements of Sale with individual customers.
- Ensure all customer documentation is legally compliant and aligned with project approvals and RERA guidelines.
- Support sales and CRM teams in structuring customer contracts and resolving legal queries.
- Oversee execution and registration of customer sale agreements and final sale deeds.
3. Case Management & Legal Resolution
- Handle ongoing land-related litigations and disputes.
- Strategize and drive closure of legal cases related to land.
- Liaise with external legal counsel, advocates, and government authorities.
- Represent or coordinate appearances in courts, tribunals, and legal forums as required.
4. Registrations & Transactions
- Oversee and execute property registrations (land and customer transactions).
- Ensure accuracy, completeness, and compliance in all registration processes.
- Provide advisory on structuring land and customer transactions.
5. Regulatory Compliance & Approvals
- Ensure compliance with all applicable land and real estate laws.
- Manage approvals and permissions from relevant authorities.
- Handle RERA-related documentation, filings, and compliance.
- Stay updated with changes in land laws, regulations, and policies.
6. Stakeholder Coordination
- Work closely with internal teams (projects, finance, sales, CRM) to ensure legal alignment.
- Coordinate with landowners, customers, consultants, and government departments.
- Provide legal inputs for business decisions and project feasibility.
Key Requirements
- Education:
- LLB / LLM from a recognized university
- Experience:
- 8-15 years of relevant experience in real estate / land legal domain
- Strong experience in land due diligence, litigation, registrations, and customer sale agreements
Core Skills & Knowledge
- Deep understanding of land laws, property laws, and registration processes
- Strong expertise in drafting Agreements of Sale (both land and retail/customer side)
- Strong knowledge of RERA, approvals, and compliance
- Experience handling land disputes and court proceedings
- Ability to read, interpret, and draft complex legal documents
- Strong network with legal professionals and government bodies (preferred)
