Job description

The Maintenance Facilities Technician is responsible for the operation, continuous monitoring, preventive, and corrective maintenance of the plant's industrial utilities, building systems, and civil infrastructure. The primary objective is to guarantee a reliable, safe, and uninterrupted supply of critical production fluids (compressed air, industrial gases, chilled water), electrical substations, and HVAC systems, while managing civil infrastructure adjustments (roofing, facades, ceilings, glass, and masonry). The professional ensures total regulatory compliance with building, environmental, and EHS safety standards to safeguard the industrial park's operational continuity.

RESPONSIBILITIES
  1. Civil Infrastructure & Building Maintenance: Execute specialized masonry, roofing, facade, ceiling, glass, and structural civil maintenance services to ensure plant safety, quality, and structural integrity.
  2. High-Risk Safety Systems: Assist in the installation, inspection, and structural integrity verification of life lines (linhas de vida) and high-risk safety infrastructure across the facility.
  3. Blueprints & Technical Interpretation: Read and interpret architectural engineering blueprints, civil designs, hydraulic distribution schematics, and fire suppression system drawings.
  4. Predictive Site Evaluation: Proactively identify, inspect, and evaluate industrial shop floor areas and external buildings requiring civil, structural, or layout preventive and corrective interventions.
  5. Plant Utilities Operation: Operate and systematically maintain high-capacity industrial utility systems, including screw and centrifugal air compressors, compressed air dryers, industrial boilers, water chillers, and large cooling towers.
  6. HVAC & Environmental Control: Execute preventive protocols on large-scale industrial ventilation systems, air extraction units, and central HVAC systems, ensuring exact climate and cleanroom specifications required for specific stator and final assembly lines.
  7. Primary Power Distribution: Assist in the routine monitoring, thermal imaging inspection, and scheduled maintenance of medium-to-low voltage electrical substations, main emergency backup generators, power transformers, and localized plant-wide distribution panels.
  8. Fluid Networks & Pump Overhaul: Inspect, pressure-test, and repair factory distribution networks, including high-pressure carbon steel/stainless piping for compressed air, industrial cooling water, specialized gases, and firefighting plumbing networks. Rebuild and align centrifugal, screw, and submersible pump systems.
  9. Operational Excellence & Metrics: Actively support plant-wide metrics (Delivery, Quality, Safety, and Transformation Costs) by optimizing routines, executing preventive maintenance plans, and updating visible management boards (6S dashboards).
  10. CMMS & Regulatory Control: Log all maintenance actions, parts consumption, and fluid parameters into the CMMS/SAP platform. Keep physical and digital compliance certificates updated for pressurized vessels, boilers, and safety valves.
  11. Rigid EHS Compliance: Enforce total alignment with local workplace safety legislation, international protocols, and Indian Standard (BIS). Execute hazardous interventions under strict Lockout/Tagout (LOTO), Confined Space, and Working at Heights authorization protocols. Maintain 6S workspace cleanliness and adhere to the company's Safety Golden Rules.
REQUIREMENTS AND HARD & SOFT SKILLS

Education: Completed Technical Course or Diploma in Electromechanical, Electrical, Mechanical, Civil Engineering, HVAC/Refrigeration, or equivalent technical training.

Technical Knowledge: Strong understanding of industrial fluid mechanics, piping schematics, power distribution layouts, and thermodynamic processes. Practical mastery of architectural and civil engineering project readings. Complete understanding of delivery, quality, safety, and cost expectations of internal customers.
Soft Skills: Highly proactive mindset for preventive monitoring, situational leadership during utility or structural emergencies, and strong environmental safety awareness.
Additional Information
Languages: Intermediate English (technical manual comprehension, utility system software configuration, and architectural document review).
Experience: Minimum 3 to 5 years in industrial utility control rooms, large-scale manufacturing facilities infrastructure, or civil and building maintenance within heavy industry.
Industrial areas/sector: Process Industries preferred, Heavy Industrial Utilities, Automotive/Powertrain Plants, Compressors / HVAC Infrastructure, or Chemical/Pharmaceutical Facilities.
