Qualifications

Responsibilities

• Manage the maintenance and operation of all hospital buildings, utilities, and infrastructure.
• Ensure uninterrupted operation of critical systems including electrical power, HVAC, plumbing, medical gases, fire protection, and backup power systems.
• Develop and implement preventive and predictive maintenance programs for all hospital assets.
• Monitor facility performance and implement improvement initiatives to enhance reliability and efficiency.
• Coordinate maintenance activities with clinical and non-clinical departments to minimize disruption to patient care.
• Oversee operation and maintenance of HVAC, medical gas pipelines, electrical distribution, DG sets, UPs, water systems, elevators, fire protection, BMS, STP and WTP.
• Lead safety, risk management, and disaster preparedness programs; ensure infection control during maintenance activities.
• Supervise maintenance engineers, technicians, electricians, plumbers, HVAC technicians, and support staff; manage training & rosters.
• Manage annual maintenance contracts and vendor performance; coordinate with suppliers for major repairs.
• Prepare and manage departmental budgets; monitor costs and optimize spares and maintenance materials.

The Maintenance Manager is responsible for the overall management of hospital engineering, maintenance, utilities, and facility operations to ensure a safe, compliant, and uninterrupted healthcare environment. This role oversees preventive, predictive, and corrective maintenance of critical hospital infrastructure, including HVAC systems, electrical systems, medical gas pipelines, water systems, generators, elevators, fire protection systems, and building services. The Maintenance Manager ensures compliance with healthcare regulations, accreditation standards, safety requirements, and infection control protocols while maintaining high levels of operational reliability.

Key Responsibilities

Facility & Infrastructure Management

• Manage the maintenance and operation of all hospital buildings, utilities, and infrastructure.
• Ensure uninterrupted operation of critical systems including electrical power, HVAC, plumbing, medical gases, fire protection, and backup power systems.
• Develop and implement preventive and predictive maintenance programs for all hospital assets.

Hospital Utility Systems Management

• Oversee operation and maintenance of:
• HVAC and air-handling systems

• Building Management Systems (BMS)

Regulatory Compliance & Accreditation

• Ensure compliance with healthcare regulations, safety standards, and statutory requirements.
• Support accreditation requirements from organizations such as National Accreditation Board for Hospitals & Healthcare Providers, Joint Commission International, and local health authorities.
• Maintain documentation, maintenance records, compliance reports, and audit readiness.
• Participate in internal and external audits and implement corrective actions.

Safety & Risk Management

• Lead fire safety, emergency preparedness, and disaster management programs.
• Ensure compliance with infection prevention and control requirements during maintenance activities.
• Conduct facility risk assessments and implement mitigation measures.
• Investigate incidents, equipment failures, and utility disruptions and implement corrective actions.

Team Leadership

• Manage and supervise maintenance engineers, technicians, electricians, plumbers, HVAC technicians, and support staff.
• Establish performance goals and conduct regular evaluations.
• Organize technical and safety training programs.
• Manage duty rosters and emergency response teams.

Vendor & Contractor Management

• Manage annual maintenance contracts (AMCs) and service agreements.
• Evaluate contractor performance and ensure compliance with hospital standards.
• Coordinate with equipment suppliers and external service providers for major repairs and projects.

Budget & Asset Management

• Prepare and manage departmental budgets.
• Monitor maintenance costs and identify cost‑saving opportunities.

Education

• Bachelor's Degree in Mechanical Engineering, Electrical Engineering, or related Engineering discipline.

Experience

• 8 - 15 years of experience in facilities maintenance and engineering operations.
• Minimum 5 years in a leadership role within hospitals or healthcare facilities.
