Job summary

GMR Group seeks a seasoned AGM Design professional to lead design management for Aerocity-related building projects, ensuring alignment with safety, quality, time, and cost targets. You will coordinate with internal teams, external consultants, and procurement to deliver comprehensive design packages.

Role requires strong command of architectural design, master planning, and infrastructure disciplines, with experience in this sector and NBC compliance.

Qualifications

Development of Concept Designs for large building projects & Master Planning with International Architects.
In-depth knowledge of architecture and Master planning, infrastructure, MEP, landscape, and related disciplines.
Experience with building bye-laws, NBC, and design approval processes.

Responsibilities

Overviewing design conceptualization, detailing and delivery for multiple projects.
Assist in concept design finalization and development of tender documentation.
Coordinate with procurement, PMCs, and external consultants to ensure design accuracy and compliance.
Manage design changes and ensure milestones are met.

Job Purpose

AGM-Design shall be responsible for ‘Building projects’ across ‘Aerocity’ thereby responsible for Design Management, Procurement support & Construction support with high level of operational efficiency, without compromising on Corporate vision, business objectives, design intent, safety, quality, time & cost and align with the corporate development strategy on real estate development, while running feasibility studies to support it.

Accountabilities

KEY ACCOUNTABILITIES

Key Performance Indicators

Design Management

Overviewing Design conceptualization, detailing and delivery for multiple projects.
Assist in Concept design finalization.
Responsible for Finalization of Approval packages, Design Development and Tender documentation.
Detailed review of design documentation to ensure adherence to design brief, Concept design, completeness, interfacing with other internal and external stakeholders.
Ability to optimize design and present alternate creative, innovative & cost effective design solutions without affecting design intent.
Value Engineering
Ensure zero non-compliance to Statutory requirements, satisfying all stake holder requirements.

Design milestones to be met

Procurement Management: Coordinate and assist procurement team with Technical and Commercial inputs in tendering, vendor evaluation and vendor finalization.

In time Procurement, finalization of capable contractor / Vendor. Project Quality compliance.

KEY ACCOUNTABILITIES - Additional Details

Construction Management

Conduct site visits to review progress, quality compliance, issue resolution, RFIs, and ongoing works.
Participate in coordination meetings and resolve design, drawing, specification, material, and construction-related queries.
Manage design changes as per approved processes and approve sample boards/mock-ups for critical areas with Head Design involvement.
Ensure achievement of project milestones.

Stakeholder Management

Maintain effective coordination with project stakeholders, operations, and airport teams for timely inputs, reporting, risk mitigation, and business impact assessment.
Resolve conflicts and ensure seamless interface management with ALD and airport works.

Appointment of External Consultants/Specialists

Define WBS for design packages, shortlist and evaluate consultants, conduct pre-qualification/interviews, finalize scope of work, and support procurement, technical evaluations, and award recommendations.
Ensure timely achievement of project milestones.

Project Feasibility

Conduct feasibility studies including site analysis, code compliance assessment, development programs, test fits, case studies, and project briefs.
Support leasing and asset monetization initiatives.
Deliver business milestones as planned.

Documentation & Reporting

Ensure accurate documentation, progress tracking, financial reporting, and data availability for projects.
Maintain compliance with procedures, audits, and governance requirements.

Quality Improvement

Drive continuous improvement in project execution, innovation, systems, processes, technology adoption, and adherence to the master development plan.
Establish process controls, optimize capacity utilization, strengthen project monitoring, and develop SOPs and best practices.

Interface Management

Guide and support resolution of interfaces across Civil, Structural, IT, Connectivity, and Airport projects through regular reviews and monitoring.

Management Reporting

Publish MIS and project development reports for senior management and prepare project-specific presentations as required.
Support regular reviews and management oversight.

EXTERNAL INTERACTIONS

External consultants, PMC, contractors & vendors.

Interacting with government bodies like AAI, Fire Services, Municipal Authorities, Pollution Control Boards, DUAC etc for approvals and regulation controls.

Asset Owners/external developers for interfacing to get appropriate design inputs.

INTERNAL INTERACTIONS

Process leaders and team members in Projects, planning, contracts, Business Development etc. within Airport Land Development.

Internal stakeholders like Master Planning, Connectivity, Land, Security, Operations, IT etc for their requirements and inputs related to planning of ALD projects.

P&C, Finance, Management Offices etc for MIS and other reporting and approvals.

Sr Management ( ALD-CEO & CCO) for obtaining approvals, inputs on various project stages, project reviews etc.

Execution of project worth 400-500 crores over 3 years

Relevant Experience

Development of Concept Designs for large building projects & Master Planning projects with International Architects.
Detailed technical knowledge of development of large building projects & Master Planning projects.
Having in-depth knowledge of architecture and good knowledge of Master planning, Infrastructure, MEP, landscape, structural design, traffic simulations, energy simulations, sustainability, smart building technologies, smart cities, security and other building projects/master plan related disciplines.
Expertise in building bye-laws & Building plan approval process. In depth knowledge of National building code and good knowledge of other relevant planning & building codes.
Ability to handle design management for multiple projects.
Well versed in Softwares like ACAD, Sketch up, Photoshop, MS Word, MS Excel, Powerpoint etc. and fair knowledge of Revit.
Expertise in running architectural feasibility studies and test fits for new projects.
