Job Description
Lead BIM Designer – senior member of the modelling team, expected to coordinate with project managers, engineers, and technicians for the technical delivery of a wide range of engineering drawings for projects of varying complexity. Principal technician drives technical quality and compliance with project objectives and quality standards.
Responsibilities
- BIM Implementation: Lead the implementation of BIM processes and standards within the design team and across project stakeholders.
- Collaboration: Facilitate collaboration among architects, engineers, contractors, and other project team members using BIM, ensuring seamless information exchange.
- Model Development: Oversee development of detailed 3D models using BIM software, ensuring they accurately represent design intent and comply with industry standards.
- Data Management: Manage and organize the vast amount of data associated with the BIM model, ensuring accuracy, up‑to‑date status, and accessibility.
- Clash Detection: Utilize clash detection tools within BIM software to identify and resolve conflicts before construction, reducing rework and cost overruns.
- Documentation: Generate construction documentation directly from the BIM model, ensuring consistency and accuracy.
- Quality Control: Implement quality control processes to review BIM models for accuracy, completeness, and compliance.
- Training and Support: Provide training and support to team members on BIM tools and processes, fostering efficiency.
- Innovation: Stay abreast of industry trends and BIM technology advancements, exploring innovative ways to enhance design and construction.
- BIM Execution Plan: Review, negotiate with lead architects and client, and implement to suit MEP services.
- Mentorship: Provide guidance to juniors and enhance competency of another technician on the team.
- Project Coordination: Coordinate with project managers/engineers for drafting work in each project.
- Technical Delivery: Ensure technical correctness and timely delivery of drawings and documents.
- Regulatory Knowledge: Maintain up‑to‑date knowledge of the latest technological advancements, regulations, guidelines, and statutory compliances.
- Resource Planning: Effectively plan and optimize resources, focus on waste reduction, productivity, and profitability; use sound decision‑making skills in a self‑directed environment.
- Analytical Team Approach: Implement best practices, work effectively under high pressure and strict deadlines.
- Technical Expertise: Proficiency in Revit MEP (BIM), AutoCAD MEP, Navisworks, AutoCAD, and familiarity with BIM/CAD standards, ASHRAE, ISHRAE, ACAD (2004‑2012), Navisworks & Revit MEP 2009‑2023, 3D/4D drawings.
- BIM Modeling, Coordination and Preparation BOQ.
- Assist in developing/implementing drafting/modelling standards and distributing workload within the BIM team.
- Communicate training and development needs to supervisor.
- Exercise self‑discipline and work ethics.
- Respect and follow company policies and procedures.
Qualifications
- Diploma or Degree in Mechanical Engineering.
- Strong knowledge of Revit essential.
- Core knowledge of MEP services with specialization in at least one service.
- Desirable: Knowledge of 3D modelling tools such as Revit & Navisworks.
- Experience in preparing general arrangement drawings and all stages of drawings (Concept, Schematic, Detail, GFC).
- Robust knowledge of Building Services design and full coordination of services.
- Knowledge of BIM/CAD standards and engineering terminology.
- Experience on international projects.
- Self‑motivated, team player, able to work independently with minimal supervision.
- Flexible attitude and able to meet frequently changing deadlines.
- Committed to work and personal development, willingness to broaden experience including leadership skills.
- Knowledge of Microsoft applications.
- Good level of written and spoken English.
Experience
- 10 to 15 years of professional experience, ideally on major Middle East, UK projects.
- Proven track record in building services design across high‑rise, commercial, residential, retail, healthcare, industrial, refurbishment sectors.
- Proven record as a BIM lead on several projects, leading teams of moderate to large size.
- Experience presenting to clients/architects, attending demanding client meetings, preparing project proposals, arranging project resources, and planning and executing projects.
