Job Description
Lead BIM Designer
As a senior member of the modelling team, the Lead BIM Designer is expected to coordinate with project managers, engineers, and other technicians for the technical delivery of a wide range of engineering drawings for projects of varying complexity. As a principal technician, he/she is a key driver for the technical quality of the work and compliance with project objectives and quality standards.
Responsibilities
- BIM Implementation: Lead the implementation of BIM processes and standards within the design team and across project stakeholders.
- Collaboration: Facilitate collaboration among architects, engineers, contractors, and other project team members using BIM, ensuring seamless information exchange.
- Model Development: Oversee the development of detailed 3D models using BIM software, ensuring they accurately represent the design intent and comply with industry standards.
- Data Management: Manage and organize the vast amount of data associated with the BIM model, ensuring that it is accurate, up-to-date, and accessible to all relevant parties.
- Clash Detection: Utilize clash detection tools within BIM software to identify and resolve conflicts in the design before construction, reducing the likelihood of rework and cost overruns.
- Documentation: Generate construction documentation directly from the BIM model, ensuring consistency and accuracy in drawings and specifications.
- Quality Control: Implement quality control processes to review BIM models for accuracy, completeness, and compliance with project requirements.
- Training and Support: Provide training and support to team members on BIM tools and processes, fostering a collaborative and efficient working environment.
- Innovation: Stay abreast of industry trends and advancements in BIM technology, exploring innovative ways to enhance the design and construction process.
- BIM Execution Plan: Review, negotiate with lead architects and client, and implement to suit MEP services.
- Mentor: Provide guidance and knowledge to juniors and work towards competence enhancement of another technician within the team.
- Coordinate drafting work with project managers and/or engineers on each project.
- Ensure technical correctness and timely delivery of the drawings and documents in his projects.
- Maintain up-to-date knowledge of the latest technological advancements, regulations/guidelines, and statutory compliances in the industry.
- Conduct effective resource planning/optimisation with a focus on waste reduction, enhancing productivity and profitability; use sound decision‑making skills to perform effectively in a self‑directed environment.
- Possess valuable insights, keen analytical approach, and team spirit to implement best practices, adept at working in high‑pressure environments with strict deadlines and multiple deliverables.
- Technical expertise in Revit MEP (BIM software), AutoCAD MEP, Navisworks, AutoCAD and familiarity with BIM/CAD Standards, ASHRAE, ISHRAE, ACAD (2004‑2012), Navisworks & Revit MEP (2009‑2023) – 3D, 4D drawings.
- BIM modeling, coordination and preparation of BOQ.
- Assist the project team in developing/implementing drafting/modelling standards.
- Assist in even distribution of work within the BIM team.
- Assist in improving the efficiency and productivity of the BIM team.
- Communicate training and development needs to supervisor.
- Exercise self‑discipline and work ethics.
- Respect and follow company policies and procedures.
Qualifications
- Diploma or Degree in Mechanical Engineering.
- Strong knowledge of Revit is essential.
- Core knowledge of MEP services with specialisation in at least one service.
- Knowledge of 3D modelling tools such as Revit & Navisworks desirable.
- Knowledge of 3D modelling across Electrical, Mechanical, Plumbing services.
- Experience preparing general arrangement drawings and all stages of drawings (Concept, Schematic, Detail Design and GFC).
- Robust knowledge of Building Services design and experience with full coordination of services.
- Knowledge of BIM/CAD standards and engineering terminology.
- Experience on international projects.
- Self‑motivated, team player, able to work independently with minimum supervision.
- Flexible attitude, reliable in environments with frequently changing deadlines.
- Committed to both work and personal development, willing to broaden experience, knowledge base and leadership skills.
- Knowledge of Microsoft applications.
- Good level of written and spoken English.
Experience
- Minimum 10–15 years of professional experience, ideally having worked on major Middle East, UK projects.
- Proven track record in building services design across various sectors (high‑rise, commercial, residential, retail, healthcare, industrial, refurbishment).
- Proven record as a BIM lead on several projects, having led teams of moderate to large size.
- Experienced at:
- Presenting to clients/architects
- Attending demanding client meetings
- Preparing project proposals for agreement
- Arranging project resources
- Planning and execution of projects
