Job description

Job Location: Project Sites in Maharashtra and Karnataka

Experience Required: 47 Years

Employment Type: Full-Time | Field-Based

Reporting To: Team Leader

Field Allowance & Accommodation: Provided to non-local candidates as per company policy

Preferred Industries: Renewable Energy, Wind & Solar Power, Infrastructure, Power Transmission, Land Acquisition and Land Aggregation

About the Company

The company is a Mumbai-headquartered renewable energy EPC and land aggregation company specialising in securing land and right-of-way for large-scale renewable energy and infrastructure projects.

Our operations include wind turbine installation and commissioning, solar energy projects, transmission line infrastructure, land acquisition, and right-of-way (ROW) coordination.

With approximately 150 employees and active projects across Maharashtra, Karnataka, and Madhya Pradesh, EPIPL works closely with landowners, local authorities, developers, and project execution teams to facilitate infrastructure development.

About the Role

We are looking for experienced, proactive, and results-driven Land Acquisition Officers (LAO) to manage end-to-end land acquisition activities for renewable energy and infrastructure projects.

The selected candidates will be responsible for identifying suitable land parcels, verifying ownership and land records, engaging and negotiating with farmers, collecting documentation, obtaining consent from landowners and co-owners, coordinating legal verification, completing land registration, and ensuring accurate payment documentation.

This is a field-intensive position involving regular interaction with farmers, village authorities, land surveyors, local government offices, legal professionals, and project teams.

The ideal candidate must have practical experience in independently closing land parcels, handling rural land acquisition challenges, navigating local land records, and completing registration procedures.

We are looking for professionals who take ownership of assigned parcels from identification to final closure, rather than simply conducting farmer visits or forwarding information to management.

Key Roles & Responsibilities
1. Land Identification, Survey & Site Verification
  • Identify and locate suitable land parcels for wind, solar, transmission line, and other infrastructure projects.
  • Visit villages and project locations to identify survey numbers, verify land locations, and assess suitability.
  • Use Google Earth and KMZ layouts to identify land parcels, locate boundaries, and understand proposed project layouts.
  • Coordinate with village surveyors, Talathis, Village Accountants, and other local officials to verify land boundaries and ownership details.
  • Conduct physical inspections to identify potential obstacles such as roads, pipelines, transmission lines, wells, houses, temples, burial sites, and water bodies.
  • Identify and report land-related risks or obstacles that could affect acquisition or project execution.
  • Coordinate with project teams to resolve land identification and boundary discrepancies.
2. Land Records, Ownership & Title Verification
  • Obtain, review, and verify relevant land records, including:
    • Maharashtra: 7/12 Extracts, 8A Records, and Mutation Entries.
    • Karnataka: RTC/Pahani and Mutation Records.
    • Madhya Pradesh: Khasra and Khatauni Records, where applicable.
  • Verify the legal ownership, survey numbers, land extent, and recorded ownership history of each parcel.
  • Identify all landowners, co-owners, co-sharers, and legal heirs associated with the land.
  • Check for ownership discrepancies, pending succession, incomplete mutations, tenancy issues, minors' interests, or other restrictions.
  • Identify potential legal complications such as disputes, court cases, mortgages, bank charges, and government or restricted-category land.
  • Coordinate with company-appointed advocates for title searches and legal verification.
  • Ensure complete and accurate parcel documentation is available before proceeding with agreements or registration.
  • Follow up on missing or incorrect records and coordinate rectification with the relevant parties.
3. Farmer Engagement, Negotiation & Consent
  • Establish and maintain professional relationships with farmers, landowners, co-owners, village leaders, and local stakeholders.
  • Conduct direct meetings with landowners to explain project requirements, proposed commercial terms, payment schedules, and expected timelines.
  • Negotiate land acquisition terms within company-approved pricing limits.
  • Understand farmer concerns, ownership disputes, pricing expectations, and other challenges affecting negotiations.
  • Gather relevant market information, including nearby transaction rates, to support negotiations and internal decision-making.
  • Obtain the necessary consent from all relevant landowners and co-sharers.
  • Resolve objections through transparent communication, negotiation, and coordination with appropriate stakeholders.
  • Escalate pricing or approval-related matters with complete facts and proposed solutions.
  • Ensure no unauthorised promises or commitments are made concerning land prices, payment terms, or registration timelines.
4. Land Documentation, KYC & Legal Coordination
  • Collect and verify complete KYC documentation from landowners and relevant co-sharers, including Aadhaar, PAN, and bank details.
  • Obtain necessary consent letters, No Objection Certificates (NOCs), and other required documents.
  • Verify consistency of names, ownership details, survey numbers, and other information across supporting records.
  • Identify missing legal heirs, incomplete documentation, or discrepancies before submitting files for approval.
  • Prepare and maintain complete parcel-wise documentation in accordance with the company's checklist.
  • Coordinate with advocates, documentation agents, and relevant authorities for agreement preparation and legal verification.
  • Ensure all documents are properly organised and available for client review and title verification.
5. Land Agreements, Registration & Mutation
  • Independently coordinate the land registration process from documentation preparation through execution.
  • Work with legal professionals to arrange the preparation and review of land agreements and other necessary documents.
  • Coordinate appointments with the Sub-Registrar's Office for execution and registration.
  • Ensure all landowners, co-owners, authorised representatives, and witnesses are available with valid original identification documents.
  • Verify that necessary documentation, approvals, and registration formalities are complete before the scheduled registration.
  • Coordinate with landowners, advocates, and government offices to resolve registration-related issues.
  • Maintain accurate records of agreements, executed documents, and registration details.
  • Follow up on post-registration mutation entries until the relevant land records are updated.
  • Ensure each assigned parcel is properly documented and formally closed.
6. Landowner Payment Coordination & Documentation
  • Prepare and submit payment requests along with verified landowner and parcel documentation.
  • Coordinate with the internal team to ensure payments are processed to the correct landowners and verified bank accounts.
  • Track advance payments, balance amounts, and outstanding payment obligations for each parcel.
  • Obtain and maintain payment acknowledgements and supporting financial records.
  • Resolve payment-related discrepancies in coordination with the appropriate internal stakeholders.
  • Ensure payment documentation is complete, accurate, and traceable.
  • Strictly follow company-approved payment procedures, without unauthorised cash payments or informal financial arrangements.
7. Right-of-Way (ROW) Coordination for Transmission Lines
  • Coordinate landowner permissions and right-of-way requirements for transmission line projects.
  • Engage with farmers and landowners to secure consent for transmission line tower foundations and line corridors.
  • Coordinate with surveyors to identify affected land parcels and assess crop, tree, and other applicable compensation requirements.
  • Explain approved compensation arrangements and project requirements to affected landowners.
  • Resolve site-level objections affecting access, tower placement, or transmission line execution.
  • Work with local stakeholders and project teams to minimise delays to construction and installation activities.
  • Maintain records of landowner consents, compensation commitments, pending permissions, and resolved objections.
8. Coordination with Land Aggregators & Local Stakeholders
  • Coordinate with local land aggregators, brokers, liaison agents, and other project partners where required.
  • Independently verify landowner claims, survey numbers, ownership details, and consent status provided by third parties.
  • Conduct direct landowner meetings to confirm the accuracy of information received from aggregators.
  • Maintain working relationships with village-level authorities, Sarpanches, Talathis, Village Accountants, Tehsil officials, and Sub-Registrar offices.
  • Coordinate with local stakeholders to facilitate document collection, verification, agreements, and registration.
  • Ensure all land acquisition activities follow company-approved processes and documentation requirements.
9. Land Acquisition Tracking, Reporting & Target Achievement
  • Maintain accurate daily Excel-based trackers for all assigned land parcels.
  • Track survey numbers, landowners, acreage, negotiation status, consent, documentation, registration, payments, and pending activities.
  • Record the current status, unresolved issues, responsible stakeholders, and next action date for every parcel.
  • Provide daily updates on farmer meetings, negotiations, document collection, registration progress, and outstanding issues.
