Job summary

JLL is seeking an Infra Engineer- HVAC in Hyderabad to manage and maintain electromechanical assets, lead fault investigations, and ensure compliance with safety standards. The role covers HVAC systems, maintenance planning, and vendor governance within a large real estate operation.

The candidate should have a strong technical background, 10+ years of relevant experience in real estate/hospitality/construction, and the ability to oversee a team of engineers and contractors on site.

Qualifications

• Degree or diploma in Electrical/Mechanical or equivalent with 10+ years in Real Estate, hotel or construction.

Responsibilities

• Ensure installations comply with OSHA, NFPA and regional policies.
• Oversee HVAC architecture including chillers, AHUs and CRAC/CRAH units.

• Review SLAs/AMCs and ensure contractors meet safety and quality standards.
• Develop SOPs for routine maintenance to prevent downtime.
• Prepare and implement planned preventive maintenance (PPM).

What This Job Involves

• Manage and maintain electromechanical / utilities services at the site with the help of technician team.
• Diagnosing intricate mechanical, electrical, and control faults, and leading investigations into recurring system failures to develop permanent engineering solutions.
• Ensure all installations comply with OSHA, NFPA, and regional policies.
• Overseeing HVAC architecture (including chillers, AHUs, and CRAC/CRAH units for data centers or large commercial buildings)
• Testing, commissioning, and validation of new electrical equipment or facility upgrades.
• Evaluating vendor Service Level Agreements (SLAs), managing Annual Maintenance Contracts (AMCs), and ensuring external contractors meet safety and quality standards
• Developing comprehensive schedules and standard operating procedures (SOPs) for routine maintenance to prevent downtime.
• Enforcing OSHA regulations, energy efficiency protocols, and building appliance standards on-site
• Prepare and implement planned preventive maintenance (PPM).
• Conduct inspections at site regularly to check for risk / defects areas.
• Review work of subordinate staff and provide guidance when needed.
• Ensuring the documentation, checking and follow up of the assets under defect liability period and AMC/CAMC in a tracker.
• Be responsible for hiring, training and development of shift engineers/supervisors and maintenance staff.
• Formulating suitable budgeting controls and Monitoring SLA’s & KPI’s for JLL and outsourced agencies towards effective service deliverance.
• Cooperate, coordinate and communicate with other departments to ensure good customer experience and taking customer feedback, after every service request/ complaint and sharing the feedback points with the team for improvement of services.
• Managing and participating in events/parties/CSR activities, general maintenance and guest handling.
• Maintaining service level agreements and keeping performance indicator scores above excellence.
• Ensuring timely renewal of the agreement, submission of invoices and follow-ups for the payments.
• Overseeing all vendor quotations and invoices.
• Ensure proper signoffs for attendance and all the required details for cost sheet submission.
• Schedule monthly vendor meeting to discuss on daily matters & ensure corrective actions are taken for the same.
• Planning and implementing for energy conservation.
• Prepare monthly readings sheet with occupants and ensure all check-sheets and logbooks are being filled properly as per the schedule
• Maintain history cards for all equipment’s.
• Attend major complaints & escape to senior & co-ordinate with technical staff if necessary.
• Ensure work permits are in place and safe working practices /procedures are followed.
• Assist the Property Manager/ Assistant Property Manager/ Technical Manager in conducting risk assessment of the building operations and work towards mitigation of highlighted inherent risks and in conducting root cause analysis in case of system failure and breakdowns.
• Create corrective, preventive and emergency response action plans.
• Take part in evacuation Drills and be a part of ERT/QRT team.
• Maintain engineering and other reports like DMR and MMR.
• Work closely with the regional RO / HO / SME/ Training teams and ensure closures of all required reports.
• Facilitate the services under the Slogan “No Safety No Work”.

Reporting:

You will be working with our operations team and reporting to the Property Manager / Technical Manager.
