Job summary

Della Townships in Mumbai is seeking a senior MEP Engineering Leader to validate and sign off on MEP drawings, SLDs, and GFC drawings, coordinating with master planners and consultants to optimize loads and VE costs.

You will lead end-to-end MEP infrastructure execution, manage NB C and MPCB compliance, and oversee commissioning, handover, and O&M setup for luxury township developments. Strong leadership and scheduling skills are essential.

Qualifications

  • BE/B.Tech in Mechanical or Electrical Engineering.
  • 10–12 years of relevant experience in MEP/engineering leadership.
  • Strong leadership and cross-functional collaboration.
  • Experience with MS Project or Primavera P6.

Responsibilities

  • Review and sign off on MEP design drawings and VE strategies.
  • Lead end-to-end MEP infrastructure execution and site management.
  • Manage vendor, contract, and procurement activities.

Job description


  • Engineering, Design Management & Value Engineering Review, validate, and sign off on all MEP design drawings, Single Line Diagrams (SLDs), schematic layouts, and Good for Construction (GFC) drawings. Coordinate with external master planners, architectural teams, and specialized MEP consultancy firms to optimize load calculations (electrical, HVAC, water supply, sewage, and gas). Implement Value Engineering (VE) strategies to optimize operational efficiency and utility costs without compromising quality or luxury standards.

  • MEP Infrastructure Execution & Site Management Lead end-to-end execution of primary MEP utility networks across the township: Electrical: HT/LT power distribution networks, sub-stations, transformers, RMUs, and DG sync systems. Public Health Engineering (PHE): Centralized Sewage Treatment Plants (STPs), Water Treatment Plants (WTPs), rainwater harvesting, and internal/external piping networks. HVAC & Firefighting: Centralized HVAC/VRF systems, fire pump rooms, hydrant systems, sprinklers, and alarm mechanisms compliant with NBC. ELV & Smart Systems: CCTV surveillance, access control, BMS (Building Management Systems), home automation, telecom ducting, and PNG networks.

  • Vendor, Contract & Procurement Management Work with the PMC, Contracts, and Procurement teams to prepare Bills of Quantities (BOQs), technical specs, tendering documents, and contractor evaluations. Evaluate, negotiate with, and appoint specialized MEP contractors, suppliers, and service vendors. Conduct periodic billing reviews, certify running account (RA) bills, and resolve contractor site issues.

  • Statutory Approvals & Compliance Ensure strict adherence to National Building Codes (NBC), local municipal norms, pollution control regulations (MPCB), and electrical inspectorate norms. Manage statutory approval processes and NOCs related to electrical load sanctioning, fire safety clearances, environmental approvals, and water connections.

  • Commissioning, Handover & O&M Setup Oversee integrated testing, balancing, and commissioning (T&C) of all plant equipment, utilities, and safety systems prior to project delivery. Coordinate the seamless handover of completed MEP assets to the Township Operations & Maintenance (O&M) and Estate Management teams.

Leadership: Ability to manage multiple active project sites across different states simultaneously.


Technical Mastery: Deep knowledge of electrical power grids, HVAC engineering, water recycling systems, BMS, and fire safety systems.


Cross-Functional Leadership: Ability to seamlessly bridge architectural design intent with mechanical and civil engineering execution.


Project Controls: Expertise in resource loading, scheduling (MS Project / Primavera P6), cash-flow forecasting, and EVM for MEP packages.
