You will oversee end-to-end leasing, negotiate with corporates and MNCs, and build strong broker networks. Coordinate with legal, facilities, and project teams for smooth onboarding and performance monitoring.

Qualifications

• 8–15 years of experience in commercial real estate leasing in Bangalore.
• Strong track record in office/commercial assets in Whitefield/East Bangalore.
• Strong negotiation and stakeholder management skills.

Responsibilities

• Own end-to-end commercial leasing strategy for Whitefield assets including positioning, pricing, tenant mix, and revenue maximization.
• Develop and execute leasing plans to achieve target occupancy, lease-up timelines, and rental benchmarks.
• Lead deal sourcing, negotiation and closure with corporates, MNCs, tech companies, and institutional tenants.
• Build and manage relationships with brokers, consultants, and corporate real estate decision-makers in Bangalore.
• Coordinate with legal, fit-out, facilities and project teams for smooth handover and tenant onboarding.
• Monitor expiries, renewals, escalations and portfolio performance; drive retention and expansion strategies.
• Prepare MIS and pipeline reports for leadership and stakeholders.

About the Role

We are a boutique real estate developer seeking an experienced strong Head of Commercial Leasing strong to lead leasing strategy and execution for our commercial asset s in Whitefield Bangalore This is a high-ownership role responsible for driving occupancy rental growth tenant mix optimization and long-term asset value for a premium commercial property in one of Bangalore s key growth corridors

Key Responsibilities

• Own end-to-end commercial leasing strategy for the Whitefield asset s including positioning pricing tenant mix and revenue maximization
• Develop and execute leasing plans to achieve target occupancy lease-up timelines and rental benchmarks
• Lead deal sourcing negotiation and closure with corporates MNCs tech companies and institutional tenants
• Build and manage strong relationships with brokers consultants and corporate real estate decision-makers in Bangalore
• Conduct market intelligence on Whitefield and East Bangalore commercial landscape supply demand rental trends competitor assets
• Structure competitive lease proposals incentives and commercial terms while protecting developer interests
• Coordinate with legal fit-out facilities and project teams for smooth handover and tenant onboarding
• Monitor lease expiries renewals escalations and portfolio performance drive proactive retention and expansion strategies
• Prepare regular MIS pipeline reports and presentations for leadership and stakeholders
• Represent the asset and developer in industry forums site visits and client meetings

Required Experience & Skills

• 8–15 years of experience in commercial real estate leasing in Bangalore, with strong track record in office/commercial assets.
• Proven success in leasing commercial properties in Whitefield / East Bangalore or similar micro-markets.
• Deep understanding of Bangalore commercial real estate dynamics, tenant requirements (especially IT/ITES, GCCs, and mid-to-large corporates), and broker networks.
• Strong negotiation, relationship management, and deal-structuring skills.
• Experience working with or for developers (boutique or larger) preferred; ability to operate with high ownership in a lean team.
• Excellent communication, presentation, and stakeholder management skills.
• Comfortable with data-driven decision making (rental analysis, absorption trends, competitor benchmarking).

Preferred

• Prior experience leading leasing for a single significant commercial asset or a small portfolio.
• Existing relationships with key brokers and corporate decision-makers in Bangalore.
• Familiarity with lease documentation, stamp duty, and regulatory aspects in Karnataka.
