Address Maker Life Spaces in Bengaluru seeks a Design & Development supervisor to oversee design and development activities across projects, ensuring adherence to specifications and standards.

You will track industry trends, maintain consultant databases, and manage relationships to secure cost-effective services while coordinating with BD, Legal, and Liaison teams to meet regulatory and RERA requirements.

Qualifications

• Design knowledge of plots, apartments, villas and commercial projects, with a strong understanding of local norms and building regulations.
• Knowledge of construction methodology, technology and materials.
• Knowledge of the real estate industry.

Responsabilités

• Supervise design and development activities across projects to ensure adherence to defined specifications and standards.
• Track trends and best practices in architecture and engineering in the real estate industry and provide inputs to senior management for developing appropriate strategies.
• Maintain a database of design consultants, architects and service consultants, and update it periodically through continuous research and market scanning.
• Build and manage relationships with design consultants, architects and service consultants (existing and new) to ensure cost-effective and preferential services.
• Work with the Business Development team to understand land details (land use, proposed development, CDP parameters, etc.) and conduct design feasibility studies for apartments, plots and villas.
• Work with the Legal and Liaison teams to obtain project planning information, coordinate with authorities and support RERA requirements.
• Develop the architect brief (project vision, size, type, etc.) and submit it to design consultants and architects on time.
• Conduct preliminary discussions and negotiations with design consultants and architects.
• Work closely with design consultants and architects to provide timely inputs for design and detailing as per project requirements, and to obtain conceptual drawings and schematics within agreed timelines.
• Evaluate design quotes, analyze conceptual drawings and schematics, and provide inputs to management.
• Work with service consultants and architects to obtain service drawings and drive value engineering initiatives.
• Review and submit marketing collateral information (area statement, sale plan, specifications, perspectives, etc.) to the Marketing team.
• Monitor timely preparation and submission of drawings and documents to the Liaison team for statutory approvals and sanctions.
• Support the Contracts team in preparing the BOQ and material selection.
• Maintain a database of all designs and related documentation.
