Job summary

JLL in Gurgaon is seeking a Manager-Fit-out (Commercial) to lead large-scale interior and fit-out projects for mall/commercial spaces. You will formulate strategy, manage budgets, coordinate with design teams and vendors to deliver on time and within scope.

The role requires at least 7 years post-qualification experience in commercial fit-out, strong communication and vendor negotiation skills, and a track record of delivering WELL/green building alignment.

Responsibilities

Position: Manager-Fit-out (Commercial), Gurgaon

Business: Property and Asset Management, Gurgaon

What this job involves

• Formulate the fit-out strategy and develop the plan for the commercial projects, based on the final lease agreements.
• To ensure timely completion of project within approved budgets, resources without compromising on Quality.
• Implement and monitor fit-out designs and construction practices adhering to WELL, GRIHA, and LEED guidelines.
• Conduct sustainability assessments to ensure project compliance with green building certification requirements.
• Ensure documentation for all certification processes is accurate and complete.
• Maintain effective communication with clients and stakeholders regarding project progress and updates.
• Address and resolve client concerns related to fit-out and sustainability objectives.
• Attending regular meetings (on work progress, coordination, design, etc. ) with the Client/tenants and Consultant to discuss key issues related to the project and take effective corrective actions.
• Monitoring project budgets and schedule and oversee performance to ensure on time, quality and on budget project execution.
• Coordinate with the design team on all aspects of the design.
• Coordination and negotiation with vendors for stock arrangements and delivery.
• Prepare periodic reports for management including status of budgets, variance/change claims, schedules, disputes, up-coming activities safety records.
• Ensure all technical aspects of the projects are strictly complied with and in conformity with Conditions of Contract, Particular Specifications, General Specifications, Contract drawings and BOQ.
• Ensure that the health and safety requirements are provided and that they comply with authorities regulations.
• Provides guidance, managerial, technical support to complete project team.
• Analyze drawings, specifications and statements of work in the preparation of activity networks for project resource planning and scheduling.
• Prepare plans and schedules, status reports and performance evaluation.
• Provide program planning capabilities including interfaces and risks analysis.
• Establish and monitor program and project controls KPI's.
• Develop Action and Recovery plans to support program delivery on time.

You will be working in our Site office, located at ASF Insignia

Work Location dynamics:

• 1. Work Schedule: Day Shift
• 2. You will be working closely with the Site and operations team.

Reporting:

You will be directly reporting to Property Manager / Operation Manager

Being Analytical and Meticulous

Understanding and managing Commercial fit-out will be your core role. You must be excellent in managing large fit-out, interior projects and vendor negotiation and will implement best project Engineering skills to deliver and manage the completion of Mall projects.

Qualifications

• Professional qualification in Architecture, Civil Engineering or Construction Or relevant educational background, with at least 7 years post qualification experience in managing large fit- out and interior projects (Commercial).
• Should possess strong interpersonal, presentation and team management skills and ability to handle correspondence and documentation independently. You should have a good communication skill (oral/ written).
