Job summary

Hyatt Hotels Corporation is seeking a Feasibility Manager to conduct hotel feasibility studies and market analyses across India & SWA. You will build detailed financial models, evaluate investment cases, and support development with data-driven insights to optimize asset performance.

As an individual contributor, you will collaborate with Development, Operations, Revenue Management, and Brand teams to translate complex market data into actionable recommendations, aligning with Hyatt’s growth

Qualifications

• 5–8 years of experience in hotel feasibility, hospitality consulting, development finance, investment analysis, asset management, or real estate advisory.
• Strong understanding of hotel operating metrics, market analysis, and hospitality investment principles.
• Experience with hotel financial modeling and feasibility methodologies preferred.
• Knowledge of India hospitality markets; SWA exposure preferred.
• Advanced proficiency in Excel, PowerPoint, and financial modeling tools.
• Strong analytical, research, and presentation skills.
• Ability to manage multiple projects simultaneously and meet deadlines.

Responsibilities

• Conduct hotel feasibility studies for new-builds, conversions, management and franchise deals, repositioning projects, and major renovations.
• Perform market assessments including benchmarking, supply-demand analysis, segmentation reviews, and brand positioning evaluations.
• Build and maintain detailed hotel financial models and project proformas.
• Analyze investment returns including NPV, IRR, EBITDA, GOP margins, and owner returns.
• Support development teams with financial evaluations during deal negotiations.
• Prepare feasibility reports and investment memorandums for internal stakeholders.
• Monitor market trends and maintain comprehensive databases of performance and pipeline activity.
• Translate findings into actionable recommendations aligned with Hyatt’s growth strategy.

Feasibility Manager is responsible for conducting hotel feasibility studies, market research, financial underwriting, and investment analysis for hotel development opportunities across India & SWA. The role supports growth initiatives by evaluating new hotel projects, conversions, repositioning opportunities, and strategic investments through detailed market and financial analysis.

As an individual contributor, this position works closely with Development, Operations, Revenue Management, Design & Technical Services, and Brand teams to provide data-driven insights and recommendations that support hotel development and asset optimization decisions.

The role requires strong analytical capabilities, hospitality market knowledge, financial modeling expertise, and the ability to synthesize complex information into actionable recommendations.

Key Responsibilities:

Feasibility & Market Analysis

• Conduct hotel feasibility studies for new-build hotels, conversion opportunities, management and franchise deals, repositioning projects, and major renovation initiatives.
• Perform market assessments including competitive benchmarking, supply-demand analysis, market segmentation reviews, and brand positioning evaluations.
• Analyze market performance trends, hotel pipelines, tourism demand drivers, infrastructure developments, air traffic trends, and economic indicators.
• Develop demand forecasts, occupancy projections, ADR estimates, RevPAR forecasts, market share expectations, and hotel ramp-up assumptions.
• Prepare market intelligence reports and location assessments to support development opportunities.

Financial Underwriting & Investment Analysis

• Build and maintain detailed hotel financial models and project proformas.
• Analyze investment returns including EBITDA, GOP margins, management fee generation, owner returns, NPV, IRR, and project yield metrics.
• Conduct sensitivity analyses to evaluate key risks and opportunities associated with hotel investments.
• Support development teams with financial evaluations and commercial recommendations during deal negotiations.
• Assist in reviewing project assumptions and validating investment cases for management and franchise opportunities.
• Support portfolio planning initiatives through market prioritization studies, white-space analysis, and brand deployment assessments.
• Evaluate operational and financial impacts of renovations, repositioning projects, room additions, and asset enhancement initiatives.
• Assist with annual planning, long-range forecasting, and performance improvement analysis for existing hotels.
• Monitor competitive developments and identify emerging market opportunities across the region.
• Maintain comprehensive market databases and tracking systems for hotel performance, pipeline activity, and industry trends.
• Gather and analyze data from STR, HotStats, tourism authorities, aviation statistics, government publications, and industry research sources.
• Monitor hospitality investment trends, owner sentiment, and competitive brand activity across India & SWA.
• Support the preparation of periodic market outlooks and industry updates for internal stakeholders.

Reporting & Stakeholder Support

• Prepare feasibility reports, underwriting summaries, investment memorandums, and executive presentations.
• Present analytical findings and recommendations to internal stakeholders.
• Translate complex market and financial analyses into clear business insights.
• Collaborate with cross-functional teams to ensure feasibility recommendations align with business objectives and development strategies.
