Job summary

Citi is seeking an AVP-level Analyst to support the Structured Credit and Real Estate Underwriting (RESCU) team. You will oversee underwriting across construction financing, guarantor analysis, and permanent financing for a large North America-focused portfolio, with emphasis on affordable housing.

You will mentor junior analysts and ensure compliance with Citi policies. The role requires deep credit analysis, strong communication, and collaboration across stakeholders.

Qualifications

  • 6+ years of experience in credit analysis, portfolio management, underwriting, or structuring at a financial institution
  • Strong Microsoft Office skills; modelling experience is a plus
  • Attention to detail with due diligence and documentation of transactions
  • Excellent oral and written communication with internal/external stakeholders
  • Team-oriented with strong work ethic and collaboration
  • Strong organizational skills and ability to work under pressure and manage priorities
  • Ability to work independently to meet tight deadlines and contribute ideas
  • Real estate or structured credit experience preferred
  • MBA or CFA or CA is a plus (education requirement)

Responsibilities

  • Collaborate with Underwriting team and Asset Manager to ensure timely information flow among stakeholders
  • Review property-level financials and borrower/guarantor financial statements to identify trends
  • Oversee junior analysts' work and provide feedback for quality and timeliness
  • Assist with classification and risk rating processes and monitor credit risk indicators
  • Ensure ongoing compliance with financing terms and policies across deals
  • Monitor development projects, construction progress, budgets, draw reviews and risks
  • Prepare annual credit approvals and quarterly memos in a timely manner
  • Assist with stress testing, concentration analysis, audits, and policy initiatives
  • Maintain audit-ready credit files in line with policies

Job description

The AVP will hold a critical role within the Structured Credit and Real Estate Underwriting (RESCU) team, supporting the management of a multi-billion-dollar portfolio of real estate assets primarily in the affordable housing space (Citi Community Capital) across North America. The Analyst will gain broad exposure across the full credit lifecycle, covering Construction Financing, Guarantor Analysis, and Permanent Financing.

Analyst Role and Responsibilities:
  • Work proactively with the Underwriting team/ Asset Manager to ensure timely information flow/ communications among all internal stakeholders
  • Review property-level financials (operating statements, rent rolls, NOI) and borrower/guarantor financial statements including REO exposure, to identify deteriorating trends and support portfolio reviews.
  • Oversee and review the work product of junior analysts, providing constructive feedback to ensure quality, accuracy, and timely delivery in line with credit policies and WCR standards.
  • Assist with classification and risk rating processes. Identify data trends & deteriorating asset performance. Keep abreast of industry/market developments and customer-specific events; consult with the Business and Underwriting on any action plans per policies (e.g., transaction classification changes)
  • Monitor the ongoing compliance of assigned deals with the documented financing terms and conditions, portfolio performance and financial triggers with the aim of identifying and mitigating credit risks. Assist with classification and risk rating processes, decisions and monitoring
  • Monitor projects under development, including oversight of construction progress, budget tracking, draw reviews, execution risks, risk ratings, and annual reviews through completion and stabilization.
  • Prepare annual credit approval and quarterly memos in a timely manner
  • Assist with stress testing, concentration analysis, audits, risk ratings, and credit policy initiatives
  • Maintain audit-ready credit files in line with WCR policies
Qualification and Experience:
  • 6+ years of experience in credit analysis, portfolio management, underwriting, or structuring at a financial institution, rating agency, financial guarantor, or asset management firm
  • Strong Microsoft Office skills. Modelling experience is a plus
  • Strong attention to detail – Analyst will have responsibility for due diligence and documentation of transactions to ensure that all risk, business and policy points are covered
  • Oral and written communications skills enabling him or her to effectively interact with internal and external constituents of all levels
  • Team player with strong work ethic who also works well with others at all levels
  • Strong organizational skills with ability and willingness to work under pressure and manages time and priorities effectively
  • The ability to work independently to meet tight deadlines and initiate ideas with other members of the RESCU team and Independent Risk to mitigate risk.
  • Real estate or structured credit experience preferred
