Citi in Mumbai is seeking an Analyst to join the Structured Credit and Real Estate Underwriting (RESCU) team, supporting a multi-billion-dollar portfolio of real estate assets mainly in affordable housing across North America. The role covers the full credit lifecycle including construction financing, guarantor analysis, and permanent financing.

You will work with underwriting and asset management to ensure timely information flow, review financial statements, monitor compliance with terms,

Qualifications

  • 3 to 6 years of credit, portfolio management or structuring experience in a financial institution.
  • Strong attention to detail with due diligence and documentation.
  • Oral and written communications skills enabling effective interaction with internal and external stakeholders.
  • Team player with strong work ethic and ability to work under pressure.

Responsibilities

  • Support the RESCU team in managing a multi-billion-dollar real estate portfolio, with focus on affordable housing for Citi Community Capital across North America.
  • Review property-level financials and borrower/guarantor statements to identify trends and support portfolio reviews.
  • Monitor compliance with financing terms, portfolio performance and risk triggers; assist with risk ratings and policy initiatives.
  • Oversee development projects, including budget tracking, draw reviews, and development risk assessments through completion.
  • Prepare annual credit approvals and quarterly memos; maintain audit-ready credit files.

Job description

The Analyst will hold a critical role within the Structured Credit and Real Estate Underwriting (RESCU) team, supporting the management of a multi-billion-dollar portfolio of real estate assets primarily in the affordable housing space (Citi Community Capital) across North America. The Analyst will gain broad exposure across the full credit lifecycle, covering Construction Financing, Guarantor Analysis, and Permanent Financing.

Analyst Role and Responsibilities:
  • Work proactively with the Underwriting team/ Asset Manager to ensure timely information flow/ communications among all internal stakeholders
  • Review property-level financials (operating statements, rent rolls, NOI) and borrower/guarantor financial statements including REO exposure, to identify deteriorating trends and support portfolio reviews.
  • Monitor the ongoing compliance of assigned deals with the documented financing terms and conditions, portfolio performance and financial triggers with the aim of identifying and mitigating credit risks. Assist with classification and risk rating processes, decisions and monitoring
  • Monitor projects under development, including oversight of construction progress, budget tracking, draw reviews, execution risks, risk ratings, and annual reviews through completion and stabilization.
  • Prepare annual credit approval and quarterly memos in a timely manner
  • Assist with stress testing, concentration analysis, audits, risk ratings, and credit policy initiatives
  • Maintain audit-ready credit files in line with WCR policies
Qualification and Experience:
  • 3 to 6 years of credit, portfolio management or structuring experience in a financial institution, rating agency, financial guarantor, or asset management firm; structured credit/securitization experience is a plus
  • Strong Microsoft Office skills. Modelling experience is a plus
  • Strong attention to detail - Analyst will have responsibility for due diligence and documentation of transactions to ensure that all risk, business and policy points are covered
  • Oral and written communications skills enabling him or her to effectively interact with internal and external constituents of all levels
  • Team player with strong work ethic who also works well with others at all levels
  • Strong organizational skills with ability and willingness to work under pressure and manages time and priorities effectively
  • The ability to work independently to meet tight deadlines and initiate ideas with other members of the RESCU team and Independent Risk to mitigate risk.
  • Real estate or structured credit experience preferred
