Location: On-site – Chennai, TN

Responsibilities

What this job involves:

  • Being the backbone of construction projects.
  • Oversee all day-to-day construction-related projects onsite and ensure budget, risk, schedule, design, safety and quality management requirements are met.
  • Serve as the go-to person in all construction activities; address issues while aligning with client expectations and company procedures.
  • Coordinate with LDI and the client to monitor, review and resolve site-related issues.
  • Use the JLL Atlas platform to set up site procedures ensuring program, cost, design, safety and quality alignment.
  • Hold internal and external construction meetings as required.

Planning successful outcomes

  • Prepare a master construction schedule for site, client and tracking; review pending issues with the site team and develop action plans.
  • Conduct weekly site and report meetings with consultants, contractors and agencies to review progress and follow up on pending issues.
  • Review site progress payments to ensure subcontractor claims reflect actual progress.

Mastering technical management and communication

  • Lead and track progress of coordination drawings from local design consultants; obtain drawings, details or clarifications as needed and review them for accuracy.
  • Manage technical handover and client sign-off at project end; review work method statements from subcontractors; review VOs; set up site diary and record system; perform other duties as directed.

Clearing safety and quality hurdles

  • Champion safety and quality management; review RFP documentation from a constructability perspective; provide the work scope; review safe work method statements; hold weekly safety meetings; prepare monthly health and safety reports; ensure construction works meet client expectations.
Qualifications and requirements
  • Seasoned and credentialed: A degree in architectural, civil engineering, MEP engineering, or related discipline, or equivalent mix of formal education and more than five years of experience. Experience in construction site management is essential. Safety trainings completed and construction estimation skills required.
  • Highly technical and administrative: Strong understanding of development management including financial, appraisal, risk management, and negotiation. Proficiency in MS Project, MS Excel and scheduling software. Ability to interpret, coordinate and discuss construction drawings. Experience in design contracts and commercial negotiations. Ability to participate in market analyses and marketing processes.
  • An excellent communicator: Superb communication skills to engage with internal and external clients, inspire teams and maintain client relationships, and promote a culture of openness and project success.
