Job summary

Anarock Property Consultants in Hyderabad is seeking a Senior Quantity Surveyor to lead commercial governance, cost control, and project financial management across assigned projects. You will partner with project managers and site leadership to enable informed decisions throughout the lifecycle.

The role emphasizes optimizing costs, standardizing QS processes, risk mitigation, and ensuring contractual compliance while coordinating with site teams and consultants to drive timely financial close.

Responsibilities

• Drive effective commercial governance and cost management across assigned projects, ensuring accuracy, transparency, and value alignment.
• Act as a strategic commercial partner to Project Managers and Site Leadership, supporting informed decision-making throughout the project lifecycle.
• Support development and monitoring of project budgets, cost plans, and cash flow forecasts in line with approved objectives.
• Promote a proactive approach to risk identification, mitigation, and opportunity management, reducing commercial exposure and disputes.
• Champion standardization of QS processes, systems, and best practices to improve consistency and operational efficiency.
• Encourage value engineering and cost optimization initiatives while safeguarding quality, safety, and design intent.
• Strengthen contractual compliance and governance, ensuring adherence to tender conditions, BOQs, and contractual obligations.
• Support leadership in dispute avoidance and resolution strategies by providing fact-based commercial insights and documentation.
• Audit and certify running account (RA) bills accurately and in a timely manner, in line with contract terms and site progress.
• Review and recommend rates for non-tendered and extra items with detailed analysis and supporting justification.
• Review budgets, BOQs, specifications, drawings, and contractual documents for assigned projects.
• Conduct internal QS audits, including verification of executed quantities, MARs, and compliance with specifications.
• Manage ACR and variation statements with reference to approved GFC drawings and contractual provisions.
• Support resolution of billing discrepancies, claims, and commercial queries through structured analysis and coordination.
• Ensure accurate measurement, documentation, and record keeping to support audits, certifications, and final accounts.
• Coordinate closely with site teams, consultants, and contractors to ensure smooth commercial operations.
• Assist in final bill verification and closure, supporting timely project financial close-out.
