Job summary

Target in Bengaluru is seeking a Property Accounting Analyst to manage day-to-day lease accounting, project accounting, fixed assets and balance sheet reconciliations. You will validate rent calculations, support month-end close and financial reporting, and collaborate with business partners to resolve issues.

You will also drive process transitions, contribute to automation and strengthen financial controls, with exposure to US GAAP and end-to-end R2R workflows.

Qualifications

• Post-qualification experience: 4–8 years.
• Strong understanding of end-to-end Property Accounting workflows and financial controls.
• Experience in Record-to-Report (R2R), General Ledger, Property Accounting, Lease Accounting, or Fixed Assets.

Responsibilities

Role Overview

As a Property Accounting Analyst , you will manage day-to-day activities across lease accounting, project accounting, fixed assets, and balance sheet reconciliations. You will work with lease agreements, validate rent calculations, manage project setups and maintenance, review project costs and capitalization, prepare journal entries, and support month-end close and financial reporting activities. You will also analyze account balances, investigate variances, identify accounting risks, and collaborate with business partners to resolve issues.

The role offers opportunities to take ownership of process transitions, gain deeper end-to-end business understanding, and contribute to process simplification, automation, and stronger financial controls.

Key Responsibilities

1. General Ledger Accounting & Reconciliations

• Prepare and review balance sheet reconciliations, ensuring accuracy and completeness.
• Perform journal entries, expense accruals, account analysis, and month-end close activities.
• Investigate accounting discrepancies, perform root cause analysis (RCA), and drive timely resolution.

2. Lease & Property Accounting

• Review and interpret lease agreements to identify key financial and accounting obligations.
• Perform Sales-Based Rent calculations, CPI-based rent adjustments, and Commercial Rent Tax calculations.
• Maintain accurate lease records and coordinate with business partners to resolve accounting issues.

3. Project Accounting & Fixed Assets

• Perform project setup and maintenance, ensuring appropriate accounting classification and tracking.
• Review Assets Under Construction (AUC), validate capitalization eligibility, and monitor project completion.
• Maintain Fixed Asset (FA) ledgers and ensure alignment with General Ledger balances.

4. Process Transition & Knowledge Management

• Actively participate in end-to-end accounting process transitions, including knowledge transfer, process documentation, and stabilization.
• Demonstrate the ability to quickly learn and independently manage newly transitioned activities, ensuring accuracy, controls, and business continuity.
• Support the development of SOPs and control frameworks to ensure seamless transition and sustainable operations

5. Financial Controls & Process Improvement

• Analyze account balances, transaction trends, and ageing to identify potential accounting risks.
• Identify opportunities for process simplification, standardization, and automation.
• Support internal and external audits through accurate documentation

Key Skills & Competencies

Accounting & Technical Skills:

• Working knowledge or experience in Property Management Accounting, Lease Accounting, and Fixed Asset Accounting. Understanding of US GAAP and financial reporting principles.

Process Transition & Knowledge Management: Experience in accounting process transitions, including knowledge transfer, process documentation, control assessment, process stabilization, and independently managing transitioned activities while ensuring business continuity.

Proficiency in Microsoft Excel and experience working with ERP/accounting systems. SAP and reconciliation tools such as Cadency/Blackline would be an advantage.

Qualifications

• CA / CA Inter / CPA / CWA / CMA / ACCA / MBA (Finance) / M.Com / B.Com / M. Fin or equivalent.
• 4–8 years of post-qualification experience
• Strong understanding of end-to-end Property Accounting workflows, including upstream and downstream process dependencies, transaction flows, and their impact on financial reporting and controls.
• Relevant experience in Record-to-Report (R2R), General Ledger, Property Accounting, Lease Accounting, or Fixed Assets.
• Prior relevant experience in Retail accounting and US GAAP/Accounting standards
