Job summary

Lodha in Mumbai seeks a seasoned Package Manager (MEP) to lead electrical systems from construction through handover. You will supervise on-site MEP contractors, track progress, manage documentation, and ensure compliance with local codes.

The role requires 15 years in real estate/construction with hands-on procurement, installation, testing & commissioning of electrical systems, and strong coordination with planning, procurement, and facilities teams for seamless project delivery.

Qualifications

  • Diploma/B.E./B.Tech. is required.
  • 15 years of experience in real estate development or construction with strong electrical systems background.
  • Hands-on experience in procurement, installation, testing and commissioning of electrical systems.

Responsibilities

  • Supervise on-site MEP (Electrical) contractors and subcontractors to meet specs, safety, and quality.
  • Track progress against master plan; coordinate with Planning for schedules and recovery plans.
  • Maintain documentation of progress and delays for contractual/dispute purposes.
  • Coordinate among contractors, subcontractors and internal teams for smooth execution.
  • Review resource utilization reports and assess adequacy for timely delivery.
  • Review and approve monthly contractor bills and verify progress.
  • Coordinate with Procurement on variations and timely actions.
  • Liaise with authorities for approvals and connections; ensure code compliance.
  • Support Facilities Management during handover; ensure smooth transition to internal teams.
  • Organize training sessions for in-house FM prior to handover.
  • Enforce QA/QC per Project Quality Manual; conduct site inspections; issue NCRs.
  • Witness 1st/2nd/final fix, testing and commissioning of electrical systems.
  • Respond to RFIs from contractors; resolve electrical issues with Design Management.

Role: Package Manager (MEP)

Designation: AGM/DGM

Job Profile

Responsible for the overall management, coordination, and execution of electrical systems within the project. The role encompasses all post-tender activities, from construction to project handover and closure of the Defects Liability Period.

Key responsibilities
  • Supervise and monitor MEP (Electrical) contractors and subcontractors on-site to ensure adherence to project specifications, safety standards, and quality requirements.
  • Track and report on project progress against the master plan; coordinate with the Planning Department to update schedules and develop recovery plans in case of delays.
  • Maintain proper documentation of project progress and delays through formal communication, including letters useful for contractual and dispute resolution purposes.
  • Coordinate effectively among various contractors, subcontractors, and internal departments to ensure smooth execution of project phases.
  • Review resource utilization reports (e.g., manpower histograms, equipment schedules) and assess adequacy for timely project delivery.
  • Review and approve monthly contractor bills and verify work progress.
  • Evaluate variation requests; coordinate with the Procurement team to ensure appropriate and timely actions.
  • Liaise with local authorities, utility providers, and municipality departments to obtain necessary approvals and connections.
  • Collaborate with the Facilities Management team to ensure a seamless transition from contractor maintenance to internal maintenance operations.
  • Ensure the contractor submits and updates the following key documents:
    • Shop Drawings, Material Submittals, and Method Statements
    • As-Built Drawings
    • Testing & Commissioning Procedures
    • Operation & Maintenance Manuals
    • Handover Documentation
  • Organize and facilitate training sessions for in-house FM teams on various systems prior to handover.
  • Enforce project-specific QA/QC procedures in accordance with the Project Quality Manual.
  • Conduct site inspections to verify quality and workmanship of installations.
  • Issue Non-Conformance Reports (NCRs) for deviations from project specifications or industry standards.
  • Witness 1st fix, 2nd fix, and final fix stages of installations, as well as testing and commissioning of all electrical systems.
  • Respond to RFIs (Requests for Information) from contractors in a timely and accurate manner.
  • Coordinate with the in-house Design Management team to resolve project-related electrical issues. Stay current with and ensure compliance to International and Local Building Codes and Standards.
Technical Expertise
  • Must have hands-on experience in the procurement, installation, and testing & commissioning of the following systems:
    • Electrical Distribution Systems, Emergency Power Supply, Lighting & Small Power, Earthing and Lightning Protection
    • Fire Detection and Alarm Systems, Access Control and Security Systems
    • Data, Telephone, and Communication Networks
    • Building Management Systems (BMS) and Home Automation
    • Vertical Transportation Systems (Lifts, Escalators) and Conveyor Systems
Qualification
  • Education: Diploma / B.E. / B.Tech.
  • Experience: 15 years in real estate development or construction, with a strong background in electrical systems and project execution
Preferred Skills
  • Comprehensive knowledge of installation and T&C of all electrical systems in building and infrastructure projects
  • Exposure to design and/or maintenance is advantageous
  • Strong coordination, communication, and interpersonal skills
  • Familiarity with different construction methodologies and system integration approaches
