Job summary

Gallagher Mohan seeks an Accountant/ Senior Accountant (Property Accounting) to oversee financial management for a portfolio of real estate properties. You will handle GAAP-based reporting, close processes, and budgets.

The role requires at least 3+ years in accounting with property accounting exposure, hands-on Yardi experience, and strong Excel skills. This is a remote position based in New Delhi with EST-US timezone alignment.

Qualifications

Responsibilities

• Prepare monthly, quarterly, and annual financial statements for real estate properties in accordance with GAAP.
• Oversee monthly and year-end close, including journal entries, accruals, reconciliations, and financial statements.
• Assist in the preparation of annual property budgets and forecasts; monitor variances and provide explanations.
• Maintain general ledgers for property transactions including rent, expenses, accruals, and capital expenditures.
• Oversee AP/AR processes for property transactions ensuring accuracy and timeliness.
• Prepare and review CAM reconciliations in line with lease agreements.
• Assist in property tax filings and coordinate with external tax consultants.
• Support audits by preparing schedules and responding to queries.
• Perform variance analysis, ROI evaluation, and provide performance insights.
• Identify process improvements to enhance efficiency and accuracy.

What we are looking for

We are seeking an Accountant Property Accounting to oversee financial management and reporting for a portfolio of real estate properties. The role requires strong accounting fundamentals and analytical skills, hands-on experience in property accounting, lease structures, reconciliations, and month-end close processes, while managing complex financial data and communicating effectively with internal and external stakeholders.

Job Responsibilities

• Prepare monthly, quarterly, and annual financial statements for real estate properties in accordance with GAAP.


• Oversee monthly and year-end close, including journal entries, accruals, reconciliations, and financial statements.


• Assist in the preparation of annual property budgets and forecasts; monitor budget variances and provide detailed analysis and explanations for deviations.


• Maintain accurate and up-to-date general ledger entries for all property-related transactions, including rent, expenses, accruals, and capital expenditures.


• Oversee AP and AR processes for property transactions, ensuring accuracy, completeness, and timely processing.


• Prepare and review annual CAM (Common Area Maintenance) reconciliations in line with lease agreements and industry standards.


• Assist in property tax filings and coordinate with external tax consultants to ensure compliance.


• Support internal and external audits by preparing schedules, reconciliations, and responding to auditor queries.


• Perform in-depth financial analysis, including variance analysis, trend analysis, ROI evaluation, and performance insights.


• Identify and implement process improvements to enhance efficiency, accuracy, and control within the property accounting function.

Requirements

• CA Qualified (most preferred).


• Minimum 3+ years of experience in accounting, with relevant experience in property accounting.


• Minimum 1+ year of hands-on Yardi experience (must-have).


• Strong understanding of GAAP and financial reporting standards.


• Proficiency in Yardi and Microsoft Excel.


• Strong analytical, problem-solving, and data interpretation skills.


• Excellent communication and interpersonal abilities.


• Ability to work independently and manage multiple priorities in a fast-paced environment.


• High attention to detail and accuracy.

You Must Have

• CA Qualified (preferred).


• 4+ years of accounting experience, with property accounting exposure.


• 1+ year of hands-on Yardi experience (non-negotiable).
