Senior Quantity Surveyor — Residential Development Leader

Job summary

Ratio Recruitment is recruiting for an experienced Quantity Surveyor to join a growing Irish residential developer in Leinster. You will take ownership of the commercial management from site appraisal through procurement to final accounts, working closely with MD, Investment Manager, Construction, Design and Finance teams.

You will lead cost planning, budgeting and monthly commercial reporting, with responsibilities for procurement, subcontractor negotiations and value engineering to deliver

Qualifications

• Degree qualified in Quantity Surveying or a relevant construction/commercial discipline.
• 5+ years' Quantity Surveying experience, ideally with residential development or house building.
• Strong experience in cost planning, budgeting, estimating and commercial management.
• Proven experience in preparing Bills of Quantities and detailed cost plans.
• Strong experience in subcontractor procurement, tender analysis and negotiation.
• Experience managing monthly valuations, subcontractor claims, variations and final accounts.
• Strong understanding of construction costs and residential build rates.
• Experience in value engineering and the ability to identify and deliver meaningful cost savings.
• Commercial awareness and the ability to understand the wider implications of design and construction decisions.
• Excellent communication skills, both written and verbal, with the ability to clearly explain commercial information to both technical and non-technical stakeholders.
• Ability to work independently and take ownership of the commercial aspects of projects.
• Strong organisational skills and the ability to manage multiple projects and deadlines.
• Proficient in relevant cost management and Microsoft Office systems.
• A proactive, commercially minded approach with a willingness to challenge and identify opportunities for improvement.

Responsibilities

• Collaborate with design, construction, development, investment and finance teams.
• Provide commercial input into site appraisals and development feasibility.
• Prepare and review build cost estimates and rates for site acquisition.
• Manage procurement of subcontractors and suppliers and tender analysis.
• Monitor monthly valuations, subcontractor claims and cost variations.
• Produce monthly cost reports and commentary on project performance.
• Assist with budgets, cost plans and cash-flow projections.
• Identify cost-saving opportunities through value engineering.
• Challenge specifications and design approaches for cost efficiency.
• Ensure commercial controls and close-out of projects.
• Assist with pre-planning cost implications and value engineering.
