The role involves a blend of property management, service charge consultancy, and technical
report writing. The ideal candidate will be confident working independently, have excellent written communication skills, and a strong understanding of leasehold obligations and building performance.
Key Responsibilities:
• Conduct building inspections and prepare detailed reports
• Oversee the management and maintenance of commercial and/or residential buildings.
• Provide consultancy on service charge budgets and expenditure, ensuring lease compliance and
value for money.
• Deliver expert advice on landlord and tenant matters, including lease obligations, dilapidations, and
repair liabilities.
• Prepare and review maintenance plans, schedules of condition, and refurbishment specifications.
• Manage external contractors, tender processes, and supervise works on site.
• Contribute to long-term asset management strategies and capital works planning.
• Liaise with clients, tenants, legal advisors, managing agents, and other stakeholders.
• Maintain professional and regulatory compliance across all responsibilities.
Requirements:
• Degree in Building Surveying, Property Management, or a related discipline.
• MRICS or working toward chartership (preferred but not essential).
• At least 5 years’ experience in a property/building surveying environment.
• Strong knowledge of commercial leases, service charge mechanisms, and property legislation.
• Proven experience in property management and service charge consultancy.
• Excellent report writing and communication skills.
• Proficient in Microsoft Office; experience with property management systems advantageous.
• Ability to work independently, prioritise workload, and meet deadlines.
Desirable:
• Experience in both commercial and residential sectors.
• Understanding of health & safety, CDM regulations, and compliance.
• Familiarity with asset management, lifecycle costing, and budget forecasting.
• Contract administration experience (e.g., JCT Minor Works, Intermediate).
