Job summary

Cairn Homes is seeking a highly experienced PQS/Cost Planner to join the cost planning team on upcoming developments. You will prepare cost plans from feasibility to detailed budgeting, provide cost advice in design meetings, and ensure budgets reflect market expectations while maintaining design integrity.

The role requires 7+ years post-graduate experience with a PQS/Main Contractor/Developer, strong IT skills (Buildsoft-Cubit, Cost-ex, Word, Excel), and the ability to coordinate multiple

  • Ability to achieve demanding time and quality targets.
  • Good IT skills with Buildsoft-Cubit, Cost-ex or equivalent, Microsoft Word and Excel.
  • Willingness to attend training and to develop relevant knowledge, techniques, and skills.
  • Strong analytical and communication skills, and ability to present findings.
  • Enjoy working with people at all levels and ability to coordinate multiple projects.

Responsibilities

  • Liaise with project delivery teams to keep budgets robust.
  • Coordinate with sales to reflect market expectations in specifications and budgets.
  • Take off quantities to create BoQs and inform site teams with working documents.
  • Review current project exit costs to inform new project budgets.
  • Maintain a databank of Cairn construction costs to support estimation and appraisal.
  • Prepare Part V applications to Local Authorities and ensure compliance.
  • Liaise with PQS consultant to prepare BoQ with up-to-date information.
  • Attend meetings and site visits.

Responsibilities
  • Typically the candidate will be expected to undertake and assist with the following duties:
  • A member of the cost planning team tasked with the preparation of cost plans from early feasibility through to detailed cost planning ready for handover to project team.
  • Participation in design team meetings through the design phases offering cost advice to ensure the financial viability of the project without compromising the design.
  • Ensure that the design team stay cognizant of the most efficient unit types, unit and project layouts and building materials when progressing a scheme design
  • Liaison with project delivery teams ensuring construction budgets for upcoming developments are robust.
  • Liaising with the sales teams to ensure specifications and budgets properly reflect the market expectations of each project.
  • Taking off Quantities to create Bills of Quantities for upcoming developments, interpreting those BoQ’s to provide site teams with working documents and budgets.
  • Interrogation of current project exit costs to ensure real time cost data is informing new projects.
  • Development / maintenance of a databank of Cairn construction costs to assist the ongoing Cost Estimation and Financial Appraisal process.
  • Prepare Part V applications to Local Authorities and follow those submissions to ensure compliance is achieved.
  • Liaising and engaging PQS consultant to prepare BOQ for the project budget. ensuring the PQS has the latest information.
  • Attend meetings and undertake site visits.
The Candidate
  • At least 7 years' post-Graduate experience with a PQS/Main Contractor/Developer.
  • An ability to achieve demanding time and quality targets.
  • Good IT skills with competency at Buildsoft-Cubit, Cost-ex or equivalent, Microsoft Word and Excel
  • A willingness to attend training and to develop relevant knowledge, techniques, and skills.
  • To have strong analytical skills and ability to present findings
  • To have good spoken and written communication skills
  • To be methodical, pay attention to detail and be accurate
  • To be good at working with people at all levels and willing to work in a team.
  • To be self-motivated with ability to work on own initiative
  • To be able to co-ordinate a number of different projects at the same time.
  • To be willing to accept responsibility for completing designated tasks.
