Job summary

Ratio Recruitment is assisting a growing Irish residential developer in recruiting a Quantity Surveyor to lead commercial management across multiple live projects in Leinster. You will own cost planning, budgeting, and procurement, with close collaboration to design, construction and finance teams.

The role offers a hands-on opportunity to impact project viability, cost control and delivery within a small, entrepreneurial team.

Qualifications

• Degree qualified in Quantity Surveying or a related discipline.
• 5+ years' Quantity Surveying experience, ideally in residential development.
• Strong cost planning, budgeting, estimating and commercial management experience.
• Proven experience in Bills of Quantities and detailed cost plans.
• Experience in subcontractor procurement, tender analysis and negotiation.
• Experience managing monthly valuations, subcontractor claims, variations and final accounts.
• Strong understanding of residential build costs and cost savings methods.
• Commercial awareness and ability to advise across design and construction decisions.
• Excellent financial and analytical skills with attention to detail.
• Strong communication skills and ability to explain commercial information clearly.

Responsibilities

• Lead commercial appraisal of development sites with investment and MD input.
• Prepare and review build cost estimates and rates for site acquisition.
• Provide commercial input into feasibility, pre-planning and design stages.
• Establish budgets and cost plans for projects.
• Produce Bills of Quantities, cost plans and budgets for residential schemes.
• Manage procurement of subcontractors and suppliers, from tender to appointment.
• Conduct tender analysis and negotiate prices to achieve value.
• Drive value engineering and cost-saving opportunities across design and construction.
• Oversee monthly commercial cycle, valuations, claims and cost reporting.
• Maintain commercial controls, close-out, final accounts, and documentation.
• Collaborate with Design, Construction, Development, Investment and Finance teams.
