Overview

Job Title: Property Manager / Senior Property Manager (£48,000 - £55,000) & (£55,000 - £60,000)
Location: Southwest London
Type of Employment: Full Time, Permanent
Hours: 9am – 5:30pm, Monday to Friday (with an hour for lunch) – Office Based

About the Role

Our client is seeking a Property Manager or Senior Property Manager to join a growing residential property management business in London. The successful candidate will manage their own portfolio, overseeing all aspects of residential property management, including legal compliance, maintenance and repairs, major works, HR, financial management, and health & fire safety.

The role involves regular property visits (weekly or fortnightly), attendance at management meetings, and participation in Annual General Meetings, in line with management agreements and service expectations.

Key Responsibilities
  • Be familiar with leases and property agreements within the portfolio, ensuring covenants and obligations are met in line with current property law.
  • Prepare and issue budgets for properties within the portfolio, monitor expenditure, and manage year-end accounts.
  • Deal with client and resident enquiries in a professional and timely manner.
  • Conduct regular site visits, attend meetings, and organise EGMs/AGMs.
  • Appoint, supervise, and manage the performance of cleaners, grounds maintenance, and other contractors.
Essential Skills & Experience
  • Minimum 5 years’ experience in residential property management, ideally within high-end or multi-site portfolios.
  • Experience managing site staff and contractors.
  • Proficient in IT applications including Word, Excel, Outlook.
  • Professional property management qualification (ATPI minimum, MTPI preferred).
  • Experience preparing and issuing property budgets.
