Job summary

The Happy Pear is seeking an experienced Maintenance Contractor to manage scheduled, preventative, and reactive maintenance across two sites in Kilcoole and Greystones. Expect a 2-day-per-week schedule (1 day Kilcoole, 1 day Greystones) with on-call emergency support and close coordination with management.

The role requires 3+ years in general building maintenance, strong multi-trade skills, your own toolset and transport, and full self-employment registration with Public Liability Insurance.

Qualifications

• Minimum of 3+ years’ experience in general building maintenance, facility repairs, or trade services.
• Multi-trade capability across building, plumbing, painting, and basic electrical maintenance.
• Must possess own professional toolset suitable for standard maintenance tasks.
• Own commercial vehicle/van with a valid, clean driving licence.
• Fully registered as sole trader/limited company with valid Public Liability Insurance.

Responsibilities

• Execute preventative and reactive tasks from the weekly priority maintenance list.
• Perform general hands-on building fabric maintenance and repairs (carpentry, painting, plastering, plumbing, basic electrical).
• Conduct basic machine and facilities equipment troubleshooting and minor servicing.
• Assist with minor facility updates and spatial adjustments as required.
• Report completed tasks and escalate major concerns to the designated manager.

The Role

We are seeking an experienced, self-motivated Maintenance Contractor to manage routine, preventative, and reactive physical maintenance across two operational sites.

The contractor will work to a predefined task list provided by company management, operating on an agreed schedule of 2 days per week (1 day at Kilcoole Production unit and1 day at Greystones café site). Additionally, the contractor will serve as the primary contact for short-notice assistance and emergency breakdown call-outs

Note: Health & Safety governance, formal risk assessments, and broader facilities management strategy are managed internally by company management.

What You’ll Be Doing

Scheduled On-Site Maintenance (2 Agreed Days/Week)

• Execute preventative and reactive tasks from the weekly priority maintenance list provided by company management.
• Perform general hands-on building fabric maintenance and repairs, including basic carpentry, painting, plastering, minor plumbing, and basic electrical fixings.
• Conduct basic machine and facilities equipment troubleshooting and minor servicing.
• Assist with minor facility updates, fixtures, and spatial adjustments as required.
• Report completed tasks and flag any major structural or equipment concerns to the
• designated manager.

On-Call & Emergency Support:

• Provide short-notice availability for urgent site breakdowns, facility issues, or emergency assistance outside of scheduled maintenance days (including local call-out availability in the Greystones/Kilcoole area as needed).
• Coordinate directly with management during call-outs to isolate problems and stabilise things to restore operations safely.

Contractor Requirements & Selection Criteria:

• Proven Expertise: Minimum of 3+ years’ experience in general building maintenance, facility repairs, or trade services.
• Multi-Trade Capability: Strong practical problem-solving skills across building, plumbing, painting, and basic electrical maintenance.
• Self-Equipped: Must possess their own professional toolset suitable for standard maintenance tasks.
• Independent Transport: Own commercial vehicle/van with a valid, clean driving license.
• Contractor Status: Fully registered as sole trader/limited company with valid Public Liability Insurance.
• Proactive Response: Ability to respond promptly to call-outs and prioritize tasks efficiently under direction.
• Previous experience in food production, commercial kitchen, or manufacturing environments.
• Familiarity with local supply vendors in the area for quick procurement of repair materials

Commercial Terms:

• Scheduled Working Days: Agreed days per week (1 day Kilcoole / 1 day Greystones)
• Emergency Call-Out Rate: Agreed hourly/call-out rate for emergency assistance outside of regular hours.
• Invoicing: Monthly/Bi-Weekly invoicing based on agreed day rates & documented emergency hours worked.
