Design Build Search are exclusively working with a key Design & Construct client in Kildare that has an opportunity for a Senior Building Services Manager. Specialising in Data Centres, Advanced Manufacturing, Logistics, Food and Pharmaceuticals.
Role Description
The MEP Building Services Manager is responsible for overseeing the design, coordination, installation, and commissioning of Mechanical, Electrical, and Plumbing (MEP) systems across complex projects including pharmaceutical facilities, data centres, and logistics/warehouse units.
Key Responsibilities:
1. Project Delivery & Coordination
- Lead and manage all MEP aspects of construction projects from design through commissioning
- Coordinate MEP works with civil, structural, and architectural teams
- Review and manage MEP subcontractors and suppliers
- Ensure works are delivered in line with project schedules and milestones
2. Technical Oversight
- Review and approve MEP designs, drawings, and specifications
- Ensure systems meet project requirements, client specifications, and industry standards
- Drive value engineering and technical innovation
- Resolve technical issues and design conflicts
3. Sector-Specific Responsibilities
- Ensure compliance with GMP (Good Manufacturing Practice) standards
- Oversee cleanroom systems, HVAC validation, and environmental control
- Manage critical systems such as:
- UPS systems
- Cooling systems (CRAC/CRAH)
- Ensure redundancy (N+1, 2N) and uptime requirements are achieved
- Monitor energy efficiency and performance
- Oversee HVAC, lighting, fire protection, and building automation systems
- Ensure efficient energy use and cost-effective installations
- Support integration of automation systems (e.g., conveyor, robotics interfaces)
4. Commercial & Cost Management
- Monitor MEP budgets and cost forecasts
- Review progress valuations and subcontractor payments
- Assess variations and control project costs
- Support procurement of MEP packages
5. Health, Safety & Compliance
- Ensure full compliance with HSE regulations and site safety protocols
- Promote a strong safety culture across all MEP activities
- Ensure all works meet regulatory and statutory requirements
- Oversee MEP testing and commissioning activities
- Ensure systems are installed, tested, and handed over to required standards
- Coordinate with commissioning teams and client representatives
7. Stakeholder Management
- Act as the main MEP point of contact for clients, consultants, and contractors
- Lead coordination meetings and progress reporting
- Ensure clear communication across all stakeholders
Qualifications, Skills & Experience:
- Qualification in Mechanical Engineering, Electrical Engineering, or Building Services Engineering
- Minimum 7years’ experience in MEP/building services roles
- Strong experience in pharma, data centre, or logistics projects (or combination)
- Proven track record managing large-scale, complex projects
- Low Voltage Appointed Person
- Strong technical knowledge of MEP systems
- Excellent project management and organizational skills
- Commercial awareness and cost control expertise
- Strong communication and leadership abilities
- Problem-solving and decision-making skills
- Familiarity with BIM and digital construction too
