Samudera Indonesia Tbk is seeking a capable SPI Building Services Section Head to oversee daily building operations in Kelapa Gading. The role focuses on safe, functional facilities management, vendor supervision, and regulatory compliance.

The successful candidate will manage budgets, permits, and tenant relations, driving service quality and integrated management systems across the department.

Qualifications

• Bachelor’s degree required in Civil/Mechanical/Electrical Engineering or related field.
• Minimum 2 years of experience in building/facility/property management.
• Knowledge of building operations and MEP systems; ISO knowledge is a plus.
• Strong leadership, communication, negotiation and team coordination skills.

Responsibilities

• Manage and coordinate daily building operations to keep facilities, services and common areas safe and functional.
• Monitor building conditions, coordinate preventive and corrective maintenance with vendors and contractors.
• Manage operational budgets, service contracts, rent collection, and tenant relations for smooth operations.
• Coordinate and administer permits and licenses (advertising, operational, parking) and ensure regulatory compliance.
• Supervise outsourced staff (housekeeping, security, customer service, parking attendants) and ensure service levels.
• Handle tenant requests and issues while maintaining positive relationships with tenants and stakeholders.
• Maintain records related to building operations, permits, contracts, tenants, and manpower.
